Job Overview

We are seeking a dynamic and detail-oriented Purchasing Manager specializing in Residential New Construction to lead procurement activities, trade partner management, and cost control for our expanding new home construction projects.

In this role, you will oversee the sourcing, negotiation, purchasing, and coordination of materials and subcontractor services essential to residential homebuilding. You will be responsible for maintaining accurate pricing, managing supplier and trade partner relationships, supporting construction schedules, and ensuring materials and services meet company quality standards and budget expectations.

The ideal candidate will have strong residential construction knowledge, excellent negotiation skills, and experience working with homebuilding software. Knowledge of MarkSystems is recommended.

Duties

  • Develop and execute purchasing and procurement strategies aligned with residential new construction projects, ensuring adherence to budget, quality, and schedule requirements.
  • Manage the full purchasing process, including vendor sourcing, bid solicitation, purchase order creation, pricing updates, and supplier coordination.
  • Utilize homebuilding and purchasing software systems, with recommended knowledge of MarkSystems, to manage purchase orders, vendor pricing, budgets, options, scopes of work, and job cost information.
  • Negotiate pricing, contracts, scopes of work, delivery terms, and service expectations with suppliers, subcontractors, and trade partners.
  • Source and purchase construction materials and services, including but not limited to lumber, windows, doors, roofing, siding, drywall, flooring, cabinetry, countertops, plumbing, HVAC, electrical, appliances, and finish materials.
  • Review and maintain accurate vendor pricing, trade contracts, scopes of work, purchase orders, and material specifications.
  • Conduct bid comparisons and category reviews to identify cost-saving opportunities while maintaining quality standards.
  • Collaborate with construction managers, superintendents, estimators, design staff, accounting, and suppliers to coordinate purchasing activities with construction schedules and project needs.
  • Monitor material lead times, product availability, price changes, and supply chain issues to reduce delays and improve field efficiency.
  • Review plans, specifications, selections, options, and change orders to ensure purchasing accuracy and proper cost allocation.
  • Support estimating and budgeting by providing current material and labor pricing for house plans, options, custom selections, and project changes.
  • Resolve purchasing-related issues, including material shortages, incorrect orders, vendor delays, pricing discrepancies, and quality concerns.
  • Maintain supplier and trade partner performance programs by evaluating pricing, reliability, workmanship, responsiveness, and schedule adherence.
  • Work with accounting to review invoices, purchase orders, and vendor billing discrepancies.
  • Support value engineering efforts and product standardization to improve efficiency and profitability.

Experience

  • Proven experience in purchasing, procurement, estimating, or construction management within residential new construction.
  • Strong knowledge of residential construction materials, building methods, trade scopes, construction sequencing, and job costing.
  • Experience negotiating with suppliers, subcontractors, manufacturers, and trade partners.
  • Recommended knowledge of MarkSystems or similar residential homebuilding software.
  • Ability to read and interpret construction plans, specifications, scopes of work, selections, and bid documents.
  • Strong background in contract negotiation, supplier management, cost control, and purchasing processes tailored to residential construction.
  • Familiarity with purchase orders, change orders, options, selections, budgets, vendor contracts, and job costing.
  • Proficiency with Microsoft Office, especially Excel.
  • Excellent analytical and problem-solving skills, including the ability to identify cost variances, resolve purchasing issues, and improve procurement processes.
  • Strong communication and organizational skills with the ability to coordinate effectively with office staff, field teams, vendors, and trade partners.
  • Ability to manage multiple projects, deadlines, vendors, and priorities in a fast-paced construction environment.
