Job Description Summary

This Purchasing Manager role will lead all pre-construction estimating and procurement functions, ensuring projects are accurately budgeted, competitively bid, well-documented, and procured on schedule. This role serves as a critical link between pre-construction, project management, field teams, and trade partners. The ideal candidate combines strong technical construction knowledge with a methodical, systems-driven approach and a high level of precision in execution.

Job Details

We trust that as a Purchasing Manager you will: (responsibilities)

  • Initiate, negotiate and contract for all labor and materials associated with construction of our projects
  • Configure and input house budgets, options and area figures
  • Ensure that material takeoffs are correct and complete
  • Set direction on pricing methodology and procedure, reporting system set up and input requirements
  • Maintain contracts, bidding documents and the required insurances for the subcontractor
  • Establish and maintain Scope of Work for all construction phases
  • Establish service level needs and evaluation criteria for building products, subcontractors and material suppliers
  • Responsible for the accuracy and completeness of plans and specifications
  • Responsible for the entry into the reporting system of job specific pricing and issuance of initial purchase orders
  • Responsible that plans, specifications, scope of works and current house budgets (to include standard and non-standard options) are included in the Builder “Start” packages.
  • Responsible for bid /budget variances
  • Responsible for value engineering of product
  • Manage Plans and Redlines – Update as necessary
  • Responsible for Light Commercial Estimates – solicit bids, compile estimate and submit to manager for review
  • Negotiate pricing, timelines, and purchasing terms aligned with budget and project expectations
  • Proactively monitor procurement timelines, identifying risks related to long-lead items, scope gaps, or pricing discrepancies
  • Provide leadership with clear reporting, insights, and recommendations related to cost control and vendor performance
  • Create and refine templates, checklists, and workflows to improve consistency and accountability
  • Compile Monthly Variance reports and review with manager
  • Create Proforma’s as directed on new projects
  • Assist with monthly/quarterly submissions on rebate programs
  • Interface with clients when necessary
  • Responsibly for Warranty Work flow and assignments to Field Staff
  • You are willing to perform other duties as assigned

About you:

  • Bachelor’s degree in Construction, Business or another related field or have a minimum of 3 years in a similar or position
  • High level of competency in MS Office and Buildertrend or other similar programs
  • Extensive knowledge of the homebuilding construction process
  • Strong technical aptitude and willingness to learn new systems and processes is critical
  • Experience in the Luxury Home Building Space
  • Experience bidding light commercial jobs
