Job Title/Type: Property Manager/Full-Time

Location: Topeka, KS

FLSA Status: Exempt/Salaried

Schedule: Monday - Friday 8AM to 5PM

Salary Range: $50,000 - $65,000

Duties & Responsibilities

  • Provide professional and exceptional customer service and property management services creating a positive and enjoyable environment for our residents and future residents
  • Complying with all applicable federal, state, county and city regulations
  • Working as a key teammate within our local team and helping to create a positive environment in which to work and provide great service to our residents or future residents
  • Work with the Regional Maintenance Supervisor and maintenance teams holding team members accountable and recognizing achievements
  • Coach and train team members as needed
  • Creating and maintaining good working relationships and positive atmosphere with your key teammates in management and on the maintenance team
  • Scheduling with the maintenance team for timely response to all work orders and follow up for completion and accuracy
  • Schedule with Regional Maintenance Supervisor all unit turns and capital projects to be completed in a timely manner
  • Completing daily required office procedures per company guidelines
  • Submitting daily, weekly and quarterly reports
  • Answering the phone exuding a positive attitude for leasing inquiries and tenant requests
  • Create marketing plans to keep leasing traffic strong throughout the year
  • Maximize property revenue by maximizing rents and income allowable in the market and keeping expenses within budget
  • Show and sell units to prospective tenants with a positive attitude
  • Creating a positive resident experience from application to move out
  • Resolving residents concerns with class and dignity for a positive result
  • Work with the maintenance team and ensure maintenance supplies and office supplies are adequate to resolve issues in a timely manner
  • Maintaining the office/clubhouse/leasing area
  • Walking the property daily - interior, exterior and common areas noting the work that needs completed and helping to pick up the property as walking around
  • Organizing office to present a professional appearance
  • Data entry to the property management software on a daily basis deposits, invoices, etc.
  • Managing property management software for rent roll, marketing, etc. on a daily basis
  • Assist in the preparation of the budget and monitor the property operations compared to budget
  • Managing delinquencies daily and handling evictions in a timely manner
  • Creating and maintaining positive vendor relationships along with the maintenance team
  • Work with maintenance teammates to obtain bids for capital projects
  • Negotiating contracts for maintenance and capital projects
  • Monitoring vendor performance for maintenance and capital projects
  • Able to work any location as needed by the team throughout Topeka or Lawrence
  • Other tasks that are presented on a daily basis

Skills & Qualifications

  • 5+ years' experience in property management
  • Excellent phone and communication skills
  • Excellent Customer Service
  • Positive Attitude
  • Willing to work as part of a high performance team with productive communication with the team
  • Email, Internet and Microsoft Office
  • Knowledge of property management software
  • Ability to walk the property including stairs
  • Fluent in English. Fluent in Spanish is a plus.
