About the opportunity

WinnCompanies is searching for aย Property Manager IIย to join our team at Capitol Lofts, a 112-unit residential community locatedย in Hartford, CT.ย 

In this role, you will effectively manage, market, andย maintainย the apartment community, meet the financialย objectivesย of the owner and management company, andย comply withย all applicable regulatory standards and requirements.ย 

The salary range offered for this role is $65,000.00-$83,000.00 per year with a potential 10% annual performance bonus.ย 

Responsibilities:ย 

  • Collaborate with senior management toย establishย appropriate rentย levels.
  • Review rent schedules and oversee preparation and submittal of rent increases and renewals.
  • Maintain optimumย level of occupancy.
  • Process timelyย andย accurateย move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications adhering to property standards and all appropriate agencyย standards.
  • Follow company marketing policies and reporting requirements.
  • Ensure the propertyย tenant files are organized, complete andย accurate.
  • Ensure that Property Software Data is accurate at all times.
  • Ensure that the site maintainsย compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries in accordance withย company policy.
  • Resolve resident issues and conflicts timelyย andย in accordance withย site guidelines.
  • Prepare the property's annual budget for approval by senior management.
  • Provide accurateย financial reporting and monthly variance reporting.
  • Solicit bids, and process Purchase Orders and Invoices as needed in accordance withย Winn Purchasing Policy.
  • Ensure timelyย collection and deposit of all rents and feesย in accordance withย local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company's Professional Development Program (PDP) to develop, train, and engage site employees.
  • Conduct weekly staff meetings. Understand, train, and embody Winn Guiding Principles.ย 

Requirements:ย 

  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Knowledge of property management.
  • Knowledge of landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.ย 

Preferred Qualifications:ย 

  • Bachelor's degree.
  • Knowledge of LIHTC and HUD regulations.
  • Experience with Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • NAHP โ€“ CPL, SHCM, CAM (MA - C3P) designations.
  • CAM โ€“ RAM & ARM honored; CGPM โ€“ NAA or NAMA honored designations.
