Commercial Property Manager

Position Responsibilities

The Commercial Property Manager (PM) is responsible for overseeing a property management team that together successfully manages a portfolio of Outpatient Medical properties in their designated market. The ideal candidate will have experience with healthcare facilities and have a proven track record of managing relationships with key members of healthcare systems. Responsibilities include, but are not limited to:

  • Develop and maintain strong relationships with healthcare partners, building owners, and key decision-makers, while ensuring team members do the same to deliver best-in-class customer service aligned with Healthpeak's core values (W.E. C.A.R.E)
  • Conduct annual performance evaluations and oversee day-to-day team management, including coaching, development, and other HR functions as assigned
  • Oversee coordination and implementation of property-specific tenant outreach programs
  • Ensure that you and your team members address tenant concerns quickly, professionally, and economically
  • Schedule regular meetings, monthly, at a minimum, with team members, maintenance, and vendors to review property operations

  • Coordinate annual tenant survey process, including annual action plan implementation
  • Create detailed operating expense budgets for each building entity on an annual basis
  • Analyze property financials, including cash flow and monthly variances, and take ownership of operational and financial performance across the portfolio
  • Provide recommendations for a 5-year capital plan; gather proposals and pricing for the recommended items annually for capital budgeting purposes
  • Oversee or support capital projects and tenant improvement projects, depending on scope and complexity
  • Assist accounting with CAM estimates and reconciliation reviews on an annual basis
  • Coordinate all phases of the pre- and post-move-in process
  • Ensure operational compliance (i.e., vendor contract reviews, insurance certificate compliance, tenant contact audit, etc.)
  • Regularly review receivable reports, follow up on delinquent payments, and recommend legal action when necessary
  • Tour vacant space regularly and support leasing efforts
  • Assist with acquisitions and dispositions, as required
  • Support and adhere to Healthpeak's corporate compliance policies and procedures.
  • Performs other duties as assigned by the Regional Property Manager
  • On-site attendance at a company office or portfolio property is an essential function of the job, five (5) days per week
  • Ability to travel within the Chicagoland Area 30%
  • Competitive benefit package and generous annual cash incentive, salary commensurate with experience: $110,000 - $120,000 annually
Position Requirements
  • Exceptional Customer Service skills
  • Bachelor's degree in Marketing, Business, Real Estate, Finance, and/or Accounting preferred
  • Minimum of 5 years of experience in commercial real estate property management. Experience in healthcare property management is strongly preferred.
  • 2+ years of experience managing a diverse team of property management professionals
  • Experience in the analysis of operational and financial data
  • Possess strong initiative and a sense of personal responsibility
  • Ability to establish and maintain rapport with the business community and interact with various levels of professionals
  • Excellent written and verbal communication skills
