What does a property manager do?

A property manager is responsible for overseeing the daily operations of real estate properties, such as residential apartments, commercial buildings, or rental homes. Their duties typically include finding and screening tenants, handling leases and rent collection, coordinating maintenance and repairs, and managing budgets. Property managers also ensure properties comply with local laws and regulations, and often act as the main point of contact between property owners and tenants.

What are the key skills and qualifications needed to thrive as a property manager, and why are they important?

To thrive as a Property Manager, you need strong knowledge of property law, leasing practices, and financial management, often supported by a degree in business or real estate and relevant certifications. Familiarity with property management software such as Yardi or AppFolio, as well as maintenance tracking systems, is typically required. Outstanding communication, conflict resolution, and organizational skills help you build positive tenant relationships and efficiently handle multiple properties. These abilities ensure smooth operations, legal compliance, and high tenant satisfaction, all of which are critical for property profitability and reputation.

What are some common challenges property managers face when handling tenant relations, and how can they be addressed?

Property Managers often encounter challenges such as resolving tenant complaints, handling late payments, and mediating disputes between tenants. Successful Property Managers address these issues by maintaining clear communication, enforcing lease agreements consistently, and responding promptly to concerns. Building strong relationships with tenants and setting clear expectations upfront can help prevent misunderstandings and foster a positive living environment. Additionally, leveraging property management software can streamline communication and help track maintenance requests efficiently.

What is the difference between Property Manager vs Leasing Agent?

AspectProperty ManagerLeasing Agent

Employer & Industry UsageProperty management companies, real estate firmsReal estate brokerages, leasing agencies
Search & Comparison IntentManaging properties vs leasing responsibilities

The main difference between a Property Manager and a Leasing Agent is that Property Managers oversee the entire property operations, including maintenance, finances, and tenant relations, while Leasing Agents primarily focus on marketing and leasing individual units. Property Managers typically handle multiple properties and have broader responsibilities, whereas Leasing Agents concentrate on tenant acquisition and lease agreements. Both roles require real estate licenses and are essential in the property rental industry, but they serve different functions within property management and leasing processes.

Is it hard to get a job as a property manager?

Securing a property manager position can be competitive, often requiring relevant experience in property operations, customer service, or real estate, along with certifications such as a real estate license or property management certification. Strong communication, organizational skills, and familiarity with property management software can improve job prospects.

What are top 3 skills for an assistant property manager?

Assistant property managers need strong communication skills to interact effectively with tenants and vendors, organizational abilities to handle multiple tasks and maintain records, and problem-solving skills to address maintenance issues and tenant concerns promptly. Familiarity with property management software and basic understanding of leasing laws are also valuable. These skills help ensure smooth property operations and tenant satisfaction.

What do most property managers make?

The average salary for property managers varies by location and experience but typically ranges from $50,000 to $80,000 annually. Experienced property managers or those managing large portfolios can earn over $100,000, especially if they have certifications like CPM or CAM. Compensation often includes benefits such as bonuses, commissions, or housing allowances.

  • Professional and service-oriented, with strong communication skills and the ability to interact confidently and courteously with tenants, vendors, and internal teams
  • Financially aware and operationally minded, with an understanding of how occupancy, tenant satisfaction, operating expenses, maintenance activities, and property condition contribute to overall property performance and long-term asset value
  • Flexible and solutions-focused, maintaining a positive, steady approach when priorities shift or new responsibilities emerge
A day in the life:
  • Serve as the primary point of contact for assigned properties, responding to tenant inquiries, resolving operational concerns, coordinating service requests, and maintaining strong tenant and vendor relationships
  • Oversee leasing activities including prospect inquiries, property tours, lease renewals, move-ins, move-outs, tenant retention efforts, and lease compliance matters

  • Coordinate maintenance requests, preventative maintenance activities, inspections, vendor services, and property improvement projects to ensure properties remain safe, functional, and well maintained

  • Review property performance metrics including occupancy, delinquency, operating expenses, recoveries, maintenance activity, and tenant concerns, implementing corrective actions and escalating matters as appropriate

  • Administer delinquency management, lease default enforcement, repayment arrangements, lease violations, and related tenant communications in accordance with company policies and lease requirements

  • Coordinate with Operations & Lease Administration, Accounting, Facilities, vendors, and company leadership to support budgeting, reporting, billing accuracy, tenant onboarding, and overall property performance

  • Contribute to maintaining attractive, well-operated properties while supporting tenant satisfaction, operational continuity, occupancy goals, and the long-term value of the ClearRealty portfolio

What we are expecting from you:

  • Strong organizational and time-management skills, with the ability to manage multiple properties, projects, operational issues, deadlines, and competing priorities

  • Strong written and verbal communication skills, with the ability to interact professionally and effectively with tenants, vendors, contractors, and internal stakeholders

  • Comfort working in a growing, entrepreneurial environment where processes and workflows continue to evolve, along with the ability to adapt while maintaining accountability, responsiveness, and operational consistency

  • Demonstrated ability to exercise independent judgment, identify operational risks or performance concerns, implement appropriate corrective actions within established authority levels, and escalate matters appropriately

  • Demonstrated professionalism, reliability, ownership, and commitment to tenant satisfaction, operational excellence, and long-term asset stewardship

Nice to have:
