Job description

Overview

The Traveling Maintenance Technician (TMT), directed by the Senior or Regional Vice President, travels to assigned multifamily communities and remains onsite until an assigned project is complete or otherwise directed by the SVP or RVP. Upon assignment, the TMT performs various maintenance duties for residential units including basic plumbing, electrical, painting, appliance repairs, cleaning units and grounds for inspections and new occupancy. In the event of differing recommendations for solutions between the TMT and either the Community Manager or Regional Property Manager, with respect to an assigned project, the issue shall be referred to the Regional Vice President.
Responsibilities
1. Travel to selected communities, portfolio-wide, as directed.
2. Interact with other field-based teammates in accordance with Michaels' mission statement and core values.
3. Perform basic electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.
4. Perform light plumbing work, such as clearing stoppages, replacing fittings, etc.
5. Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors.
6. Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
7. Painting, to include exterior and interior.
8. Troubleshoot HVAC equipment and appliances.
9. Assist in custodial and grounds work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
10. Repair concrete, masonry, roof, fencing, when required.
11. Responds to work orders, resident requests and concerns in a timely and professional manner.
12. Assist with periodic unit, building and common area inspections.
13. Complete make-ready process of vacant apartments.
14. Report any maintenance or resident related concerns to the manager in a timely manner.
15. Attend and participate in training seminars as requested. Be aware and operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times.
Qualifications
Required Experience:
- 1 year minimum maintenance work experience or experience in a related field.
- Any specific skill required by the position.
Required Education/Training:
- High School Diploma or equivalent required.
- Training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, refurbishing and cleaning, air-conditioning.
- Trade School and/or Military training is a plus.
- After hiring, will be required to complete any additional program training/testing as mandated.
Required Skills and Abilities:
- Professional appearance and ability to resolve conflicts in a professional manner.
- Must be able to travel regularly. Remote assignments and related travel will constitute nearly 100% of the working hours for this position.
- Must possess a valid driver's license, an acceptable driving record and (in most cases; exceptions may apply), an operable vehicle.
- Mechanical/Trade skills and abilities as listed in required experience.
- Willingness to assist with and work in areas other than strictly repair maintenance; i.e. janitorial, custodial, gardening, painting, etc.
- Must be personable and trustworthy, able to work well with residents and co-workers, and perform work safely and follow safety directives.
- Requires the ability to read, speak and comprehend work instructions and safety notices in the English language.
Working Conditions:
- Work conditions will vary from clean rental units to extremely dirty jobs such as plumbing repairs and grounds work.
- Will be exposed to cleaning solvents, paint fumes, dust, sharp objects and live electrical wiring.
- Must be willing to work evenings, weekends, holiday and on-call hours when required.
