About the Role

The Property Manager is responsible for leading all aspects of property operations and team performance at their assigned community. This role oversees leasing, resident relations, financial management, compliance, and maintenance coordination to ensure operational excellence and a high-quality living experience for residents.

The ideal candidate is a strong communicator, organized leader, and problem solver who thrives in a mission-driven environment and has a deep understanding of affordable housing management.


Key Responsibilities

  • Lead all phases of property operations to achieve occupancy, compliance, and financial performance goals.
  • Supervise and support onsite teams to ensure timely completion of leasing, rent collection, and resident service activities.
  • Oversee resident lifecycle from application to move-out, maintaining compliance with HUD, CHA, LIHTC, and Fair Housing regulations.
  • Manage property budgets, monitor expenses, and implement cost control measures.
  • Conduct regular property inspections to ensure safety, cleanliness, and curb appeal.
  • Prepare and review reports, audits, and compliance documentation for internal and external review.
  • Develop and execute marketing strategies to maintain occupancy goals and strengthen resident retention.
  • Address resident concerns promptly and professionally, fostering a positive and inclusive community atmosphere.
  • Support resident engagement initiatives and community-building activities.
  • Lead the site team in alignment with Five T's guiding principles and operational standards.
  • Depending on the property, owners or board members may be highly engaged and visit the community frequently. The Property Manager should be comfortable interacting with ownership, answering questions, and providing updates on daily operations and performance.


Qualifications

  • Minimum four (4) years of property management experience, preferably in affordable housing (HUD/Tax Credit).
  • COS certification required for HUD/Tax Credit properties.
  • One or more industry designations such as LIHTC, ARM, or CPMC preferred.
  • Illinois Leasing Agent License required.
  • Proficiency in Yardi and Microsoft Office Suite.
  • Strong financial, organizational, and leadership skills.
  • Knowledge of Federal Fair Housing laws and affordable housing compliance standards.
  • Valid driver's license and reliable transportation.
  • Ability to work evenings or weekends as needed.
