The Position

Wave Property Management is looking for a motivated, organized, and people-focused Property Manager to join our team.

Our portfolio includes properties from Mountain Home to Caldwell and throughout the Treasure Valley. This position requires someone who can balance resident needs, owner expectations, property operations, maintenance coordination, leasing activity, and day-to-day communication.

The ideal candidate is a strong multitasker who communicates professionally, stays organized in a fast-moving environment, follows through on commitments, and is comfortable solving problems independently.


Key Responsibilities


Resident & Property Management

  • Help maintain high occupancy, low turnover, and low delinquency across assigned properties.
  • Communicate regularly and professionally with current and prospective residents.
  • Meet prospective residents, show available properties, and assist with the application and leasing process in accordance with Fair Housing and anti-discrimination laws.
  • Coordinate resident move-ins and move-outs.
  • Manage resident accounts, rent collections, notices, and other resident-related documentation.
  • Investigate and assist in resolving resident concerns, complaints, lease violations, and property-related issues.
  • Conduct regular property visits and inspections.
  • Collect utility/power meter readings when required.
  • Prepare monthly tenant-to-park statements and other property-related reporting.
  • Assist with resident communications, including quarterly newsletters.
  • Maintain accurate records and documentation for prospective and existing residents.

Phone & Office Communication

  • Answer incoming company calls in a friendly, professional, and helpful manner.
  • Determine the nature of each call and route calls to the appropriate team member or department.
  • Assist callers with general questions when appropriate and accurately document messages and follow-up needs.
  • Help ensure resident, owner, vendor, and prospective tenant calls are directed and responded to in a timely manner.
  • Maintain professionalism and excellent customer service during all phone, email, and in-person interactions.

Maintenance Coordination

  • Coordinate and schedule maintenance and repair work across multiple properties.
  • Receive, review, and organize incoming maintenance requests and work orders.
  • Prioritize maintenance requests based on urgency and resident/property needs.
  • Schedule maintenance team members and coordinate with outside vendors when necessary.
  • Communicate scheduling information and updates to residents, maintenance staff, vendors, and other team members.
  • Monitor open work orders and follow through to help ensure work is completed in a timely manner.
  • Work closely with the maintenance team to identify needed repairs, materials, and follow-up items.
  • Maintain accurate records of maintenance requests, scheduling, and completion.

Leasing & Marketing

  • Advertise vacancies and assist in maintaining property listings.
  • Create and distribute marketing materials to attract prospective residents.
  • Perform market rent analysis as needed.
  • Help maintain accurate and current property information across marketing channels, social media, and the company website.
  • Follow up with prospective residents and help move qualified applicants through the leasing process.

What We're Looking For

  • High school diploma, GED, or equivalent required.
  • Two or more years of multifamily residential property management experience preferred.
  • Bilingual English/Spanish is a plus.
  • Knowledge of property management principles and practices preferred.
  • Familiarity with federal, state, and local housing and property management regulations is a plus.
  • Strong organizational, prioritization, multitasking, and time-management skills.
  • Excellent verbal and written communication skills.
  • Strong interpersonal and conflict-resolution skills.
  • Comfortable answering phones and communicating with residents, owners, vendors, applicants, and team members throughout the day.
  • Ability to remain professional and solution-focused when handling difficult or sensitive situations.
  • Strong attention to detail and ability to maintain accurate records.
  • Comfortable learning and using technology and property management software.
  • Experience with Google Workspace and AppFolio is a plus.
  • Valid driver's license and reliable transportation required.
  • Ability to travel locally between properties.
  • Availability for occasional extended hours or weekends when property needs require it.
