Position Summary

Breathe Easy Rentals is seeking a dynamic and results-oriented Property Manager to take ownership of a portfolio of vacation rental homes in beautiful Destin, FL. This role is perfect for someone who thrives in a fast-paced environment, excels at building relationships, and isn't afraid to roll up their sleeves to solve problems on the spot. You'll be the driving force behind maintaining exceptional standards across your assigned properties, influencing homeowner confidence, and ensuring every guest experience exceeds expectations. What You’ll Do
  • Oversee daily operations across an assigned group of homes, ensuring they meet our high standards of cleanliness, safety, and guest readiness.

  • Proactively communicate with homeowners to build trust and ensure their properties are consistently well cared for, clean, and properly maintained.

  • Respond to and resolve escalated homeowner and guest concerns via email, phone, or internal systems, providing prompt and thoughtful support.

  • Perform light home maintenance as needed—such as replacing light bulbs, unclogging drains, or tightening fixtures—to ensure the guest experience is never disrupted.

  • Conduct regular property inspections, housekeeping reviews, and maintenance checks prior to guest and owner arrivals.

  • Conduct all owner arrivals to ensure property is of the highest standard.

  • Identify and report property damage by opening and tracking maintenance tickets to ensure timely resolution. Assign maintenance tasks, follow up to confirm completion, and verify the property is rental-ready. Notify FRT Holdings owners of any significant issues (e.g., broken appliances, damaged furniture) to keep them informed of items that require owner attention.

  • Report and document property damage that may qualify for an insurance claim and collaborate with the VP of Finance to prepare and submit the claim.

  • Uphold our housekeeping standards, including the "follow the wall" method, standard unit appearance, and cleanliness expectations.

  • Track and complete any necessary training needed for housekeeping on keeping the standards of FRT Holdings.

  • Collaborate closely with other team members across regions and leadership to ensure smooth operations.

  • Assist your manager and fellow coordinators with cross-coverage when needed, maintaining seamless service at all times.

  • Support onboarding new properties by partnering with the leadership and ensuring new homes meet our standards before listing.

  • Confirm completion of daily calls with Operations leadership to maintain communication and alignment.

  • Support offboarding properties by partnering

  • Conduct yearly property inspections with Operation Leadership.

  • Attend all required team and individual meetings to stay aligned on goals and updates.

  • Take on other tasks and projects as assigned.

Required Qualifications
  • Technical computer skills required in all forms of hardware - laptops, tablets and mobile devices

  • Availability to work Sunday through Saturday, early mornings and evenings as needed.

  • Professional in all forms of communications such as email, phone calls, video calls and texts

  • Ability to work well under pressure in an agile, fast-paced environment

  • Excellent time management skills with the ability to change activity frequently and cope with interruptions

  • Highly responsive and reliable

  • Strong attention to detail

  • Ability to stand for extended periods of time, bend, stoop, squat, kneel, and lift over 30 pounds.

Hourly Rate: $20 - 25 an hour
