Property management is about making a rental property as profitable as it can be as well as dealing with the legal and administrative tasks associated with the work. A property manager’s job is to perform the necessary upkeep or to hire other people to perform maintenance services and administrative help. Real estate buildings, by law, have to meet specific standards before they can legally be posted for rental, and property management involves making sure that buildings meet these legal requirements. To become a property manager, you need to have experience and training in relevant fields, including customer service and business administration.
| Aspect | Property Management | Leasing Agent |
|---|---|---|
| Primary Role | Oversees entire property operations, including maintenance, tenant relations, and rent collection | Focuses on showing properties, screening tenants, and lease signing |
| Credentials | Often requires real estate license, property management certification | Typically requires real estate license |
| Work Environment | Office-based with on-site inspections | Primarily in the field, showing properties |
| Employer & Industry Usage | Property management companies, real estate firms | Real estate brokerages, leasing agencies |
While both roles involve working with tenants and properties, property management encompasses a broader range of responsibilities, including maintenance and financial management, whereas leasing agents mainly focus on tenant acquisition and lease agreements.

Establish clear ownership and escalation paths across Property Management, Facilities, Construction, Legal, Finance, Real Estate, Operations, landlords, and vendors.
Maintain portfolio reporting and risk tracking for critical dates, landlord issues, open property matters, recurring store-impacting issues, occupancy costs, lease risks, deferred maintenance trends, and other portfolio risks.
15% - Team Leadership & Development
Lead, coach, and develop the Property Management Coordinator and Lease Coordinator.
Establish clear goals, performance standards, workload priorities, and development plans.
Ensure cross-training across lease records, critical dates, landlord contacts, issue tracking, document retention, store support, and property-management workflows.
