Job description

The Property Management team at Curbline Properties is looking for a Property Management Acquisitions Coordinator to be based remotely in Orlando, FL or Tampa, FL and support operational, financial, and property-level due diligence activities for a high-volume retail acquisition platform. This role serves as an operational liaison between Acquisitions, Asset Management, Legal, Accounting, Construction, and third-party service providers to ensure seamless transition of newly acquired assets into the portfolio. The position manages property onboarding activities through post-closing integration, focusing on risk identification, operational assessments, data integrity, vendor transition, and implementation of company standards and procedures. The ideal candidate possesses a solid understanding of commercial property management practices, strong project management skills to manage multiple priorities, and advanced proficiency with Excel. A successful candidate is self-motivated to thrive in a fast-paced, deadline-driven environment while maintaining a high level of accuracy and accountability.
The expected salary range for this full-time salaried exempt position is between $60,000 - $75,000. Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.
To be successful in this role, you will need to:
Property Onboarding & Integration
  • Develop initial budgets for underwriting review.
  • Develop and execute comprehensive onboarding plans for newly acquired properties.
  • Ensure complete transfer of contracts, certifications, permits, and operational documentation.
  • Ensure accurate setup within property management and accounting systems.

Cross-Functional Leadership
  • Partner with Asset Management, Leasing, Construction, Accounting, Legal, and Operations teams throughout the acquisition process.
  • Coordinate closing checklists and transition timelines among internal and external stakeholders.
  • Support post-closing integration efforts to achieve operational stability and portfolio consistency.

Vendor Management
  • Oversee transition of utilities, service contracts, and vendor agreements.
  • Ensure compliance with company standards, regulatory requirements, and risk management protocols.
  • Identify opportunities to standardize services and improve operating efficiencies across acquired assets.
  • Experience supporting acquisitions, due diligence, portfolio transitions, or large-scale property onboarding initiatives.
  • Proven experience managing complex, multi-state retail portfolios.

Financial & Operational Oversight
  • Review historical financial performance and operating expense trends.
  • Assist with development of operating budgets and capital improvement forecasts.
  • Monitor onboarding milestones and report performance metrics.
  • Track and resolve post-closing operational issues and open due diligence items.
