These abilities ensure safe, well-maintained properties and contribute to tenant satisfaction and operational efficiency.

What is property management maintenance?

Property management maintenance refers to the ongoing upkeep, repair, and management of residential or commercial properties to ensure they remain safe, functional, and attractive for tenants and owners. Maintenance tasks can include routine inspections, responding to repair requests, landscaping, HVAC servicing, plumbing, electrical work, and addressing emergencies. Property management maintenance is essential for preserving property value, preventing costly repairs, and ensuring tenant satisfaction. Professional property management companies often employ or contract skilled maintenance personnel to handle these responsibilities efficiently.

What are some typical challenges faced by property management maintenance professionals, and how can they be addressed?

Property Management Maintenance professionals often face the challenge of balancing multiple repair requests, especially during peak seasons or emergencies. Prioritizing urgent tasks, communicating clearly with tenants, and maintaining an organized schedule are key strategies to manage workloads efficiently. Additionally, staying updated on building codes and safety regulations helps avoid compliance issues. Collaborating closely with property managers and vendors ensures that repairs are completed promptly, contributing to tenant satisfaction and property value.

Job description

About Us

We are a full-service, team-oriented residential property management company built on a collaborative culture. We exclusively manage residential rental properties—no real estate sales—and currently oversee more than 300 single-family homes throughout Las Vegas.

We are looking for a full-time Property Manager to join our growing team. This is an excellent opportunity for someone who is organized, a problem solver, and eager to build a long-term career in residential property management.

We provide structured, hands-on training and are open to hiring a motivated candidate who is actively pursuing their Nevada Real Estate License, Property Management Permit, and REALTOR® membership.

Position Responsibilities

As a Property Manager, you will be responsible for the day-to-day management of a portfolio of residential properties, including:

  • Show available homes and conduct leasing activities.
  • Execute and enforce lease agreements.
  • Perform move-out inspections and process security deposit dispositions.
  • Coordinate maintenance and repairs with vendors and ensure timely completion of work orders.
  • Manage HOA-related matters.
  • Effectively communicate as a point of contact for tenants, property owners, and vendors.
  • Conduct routine property evaluations to identify maintenance needs and ensure homes are well maintained.
  • Maintain accurate property records, documentation, and financial information.
  • Assist with additional property management responsibilities as needed.

Required Qualifications

  • Strong organizational and time management abilities with the capacity to prioritize multiple tasks.
  • Reliable, punctual, and self-motivated.
  • Detail-oriented with strong recordkeeping skills.
  • Sound judgment and effective problem-solving abilities.
  • Excellent customer service and communication skills.
  • Proficiency with Microsoft Word and Excel.
  • Minimum typing speed of 35 words per minute.
  • General bookkeeping knowledge.
  • Valid driver's license, reliable personal vehicle, and current auto insurance.
  • Nevada Real Estate License or currently enrolled in Nevada pre-licensing courses (license must be obtained within 30 days of hire).
  • Property Management Permit (must be obtained within 60 days of hire).
  • Current Las Vegas REALTOR® or willingness to become a REALTOR® within 30 days of obtaining or transferring a Nevada Real Estate License.

Preferred Qualifications

  • Previous residential property management experience.
  • Basic knowledge of residential home repairs and maintenance.
  • Experience using AppFolio property management software.
  • Bachelor's degree.

What We Offer

  • Structured training and ongoing mentorship.
  • A supportive, team-focused work environment.
  • Opportunity to build a long-term career in residential property management.
  • A company dedicated exclusively to property management—no sales quotas or commission pressure.
