MAINTENANCE TECHNICIAN
Location: Waterloo, IA
Job Type: Full-Time

We are currently seeking a skilled and reliable Maintenance Technician to oversee the daily operations of our maintenance department and ensure our properties are maintained to the highest standards.
Position Overview:
The Maintenance Technician will lead the maintenance team, coordinating daily tasks, assessing building systems, and ensuring that all repairs and preventative maintenance are performed efficiently and correctly. This role is ideal for someone with strong technical expertise, leadership experience, and a proactive approach to problem-solving. The successful candidate will be hands-on, working alongside team members while also planning schedules, developing maintenance procedures, and managing projects.
Responsibilities:
In this role, you will evaluate systems and facilities to determine maintenance or repair needs, plan work assignments, and develop project schedules. You will oversee the completion of work orders, which may include plumbing, carpentry, sheetrock repairs, appliance installation, and general building maintenance. Additionally, you will conduct unit inspections, troubleshoot equipment and systems such as HVAC and ventilation, monitor safety systems including fire alarms and extinguishers, and collaborate with on-site vendors or external professionals. You will also assist in preparing departmental budget estimates, manage maintenance inventory, and ensure that all work is completed accurately and in a timely manner.
Qualifications:
Candidates must have a high school diploma or equivalent and proven experience as a maintenance supervisor or in a similar role. A strong understanding of plumbing, electrical, and HVAC systems is required. HVAC and EPA certifications are required, and CAMT certification is preferred. Candidates must possess physical stamina, manual dexterity, and proficiency with hand and electrical tools. Excellent communication, leadership, and interpersonal skills are essential, as is the ability to read technical manuals and plan complex maintenance projects effectively.
