Job description

Position Summary
We are seeking a dedicated Property Maintenance Technician to join our team on a 1099 contract basis. This individual will be responsible for addressing maintenance requests, performing general repairs, and completing apartment turns between tenants. The ideal candidate is experienced in various trades, self-motivated, professional, and responsive to the needs of residents and property management.

Key Responsibilities
Respond promptly to maintenance requests and service calls

Perform routine maintenance and repairs, including but not limited to: plumbing, electrical, HVAC troubleshooting, drywall repair, painting, and appliance installation

Complete apartment turns including cleaning, touch-ups, hardware replacement, and any necessary repairs

Conduct regular property inspections and preventative maintenance

Maintain a professional and courteous demeanor with residents and staff

Document work performed and communicate job status through the property management system

Ensure all work meets safety standards and complies with local building codes

Requirements
Proven experience in general maintenance, handyman work, or a skilled trade

Own tools and reliable transportation

Ability to work independently and manage time effectively

Excellent troubleshooting and problem-solving skills

Strong communication and customer service abilities

Smartphone with camera and email access for job documentation and updates

Must be able to lift up to 50 lbs and perform physically demanding tasks
