Job Summary
The District Maintenance Supervisor is responsible for overseeing all maintenance activities within a portfolio of properties. This includes onboarding, training, mentoring and coaching Maintenance Supervisors, assisting maintenance team members in performing complex repairs, troubleshooting, carrying out preventative maintenance, maintaining and improving the condition of property grounds and buildings, and the timely completion of work orders.
This position will be based out of Quakertown, PA & requires travel to multiple locations throughout Pennsylvania:
  • York, PA
  • East Greenville, PA
  • Coatesville, PA
  • With occasional travel to Bristol, PA

Essential Job Functions
  • Models company mission and values
  • Champions continuous improvement and regularly champion the execution of strategies to enhance resident satisfaction, work processes and property performance
  • Assists maintenance team members in performing complex repairs, troubleshooting mechanical systems, and completing preventative maintenance
  • Uses all resources available to meet deadlines
  • Oversees the restoration of vacated apartments to move-in condition for new residents
  • Conducts maintenance-related inspections, including building and alarm systems
  • Oversees contractors and inspects their work to ensure the highest quality outcomes
  • Ensures work orders are responded to in a timely manner and repairs are completed as required
  • Confirms the removal of snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces
  • Verifies that maintenance team members are complying with all company and OSHA standards
  • Responds to on-call emergencies on weekends, evenings, and holidays-resolve as circumstances warrant
  • Patrol properties monthly to identify areas in need of cleaning and/or capital improvement, and follow-up on the completion of required work
  • Ensures maintenance team members perform and adhere to the preventative maintenance plan/program
  • Maintains a professional and courteous demeanor with all residents, prospects, staff and contractors
  • Secures MRK equipment to prevent/deter theft
  • Ensures company tools and equipment are in optimal condition
  • Verifies that team members are adhering to safety guidelines in the operation of all tools and machinery
  • Reports lease violations to Property Managers
  • Adheres to Fair Housing Laws in all resident and prospect interactions
  • Onboards, trains, mentors and coaches Maintenance Supervisors, Maintenance Technicians, and Porters.
  • Helps new maintenance employees to increase their job proficiency and personal productivity
  • Provides feedback and counsel to Regional Property Managers, Property Managers, Maintenance Supervisors, Maintenance Technicians and Porters, as necessary
  • Other duties as assigned

Requirements
Knowledge, Skills, and Abilities
  • High school diploma or GED required
  • Minimum of seven years of maintenance or construction experience
  • Five years of experience as a full-charge residential maintenance technician is preferred
  • Minimum of four years supervising 3 - 4 staff members, including advanced leadership training
  • HVAC certification is required
  • EPA certification is required
  • Knowledge of OSHA rules and regulations
  • Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
  • Requires the ability to read, speak and comprehend the English language
  • Proficiency in performing plumbing, electric and machinery repair
  • Ability to follow direction and work independently
  • Advance analytical and organizational skills
  • Advanced troubleshooting and problem-solving skills
  • Ability to work in a fast-paced, action-oriented environment

  • Must have a valid Driver's License
  • Must have reliable transportation
  • Willing to assist with other properties within the portfolio and surrounding portfolios as needed
  • Willing to travel up to 30% of the time
