Job description

LCOR is currently seeking a Maintenance Helper to join our team in Alexandria, VA. The Maintenance Helper Engineer is responsible to report to his assigned supervisor each working day for work assignments The Maintenance Helper Engineer is expected to assist the Mechanic Engineer and other staff members in the completion of assigned duties. The Maintenance Helper Engineer must also demonstrate optimal or a high level of customer service when communicating with tenants, prospective tenants, vendors and owners.

JOB REQUIREMENTS 

    Minimum 1 year of experience with comparable equipment and operations preferred.  Position requires weekend work and 24/7 on-call duties.  High school graduate or GED is required.  Basic experience with computers (Word and Excel), Internet and email, and other relevant applications is preferred. Expected skills and competencies necessary to perform duties include, but are not limited to:

    • Pass LCOR required programs
    • Exceptional oral and written communication skills.
    • Strong customer service orientation.
    • Must be available for emergency support 24 hours 7 days a week.

    JOB DUTIES INCLUDE:

    Building Operations  

    • Maintenance Helpers shall be responsible for the maintenance of lighting fixtures to include bulb replacement, ballast replacement and lens replacement
    • Will do a complete walk through of assigned buildings on Mondays am and Thursdays am to check all common areas and restrooms for inoperable lights and make necessary repairs. This includes elevator cab lighting.
    • During walk through in the restrooms all restroom fixtures and hardware will be checked for proper working condition and all deficiencies repaired, this includes toilet seats and partition doors.

    Building Maintenance

    • Assist Engineering staff in routine preventative maintenance programs.
    • Assist Engineering staff in testing, maintaining, and restore to working order any component of the main engineering systems used within a property.
    • Operate and use necessary manual and power-driven tools.
    • Lift and carry objects of up to 50 lbs for distances of up to 30 ft.
    • Climb ladders and stairs.

    Communication

    • Communicate effectively both verbally and written
    • Communicate about practical building systems (HVAC, maintenance, etc.) issues.
    • Overall communication style must be proactive and persuasive, as well as responsive and service oriented.
    • Maintain calm demeanor in emergency situations
    • Effectively communicate using assigned radio and maintain professional attitude while communicating on the air.

    Planning

    • Manage own time on a daily basis with little supervision.
    • Must be able to handle multiple projects, changing priorities and a continually heavy workload.

      A detailed list of position responsibilities has been developed so that expectations are clearly communicated. Team members are expected to assist with additional assignments that may be requested by direct supervisors and to lend assistance to other members of the team, when appropriate.
