Commercial Property Manager


Location: Phoenix, AZ  

Job Type: Contract to Hire

Pay Rate: $36.05-$43.27 an hour DOE


We are seeking an experienced Commercial Property Manager to provide full-service management for a small to medium-sized commercial portfolio in the Phoenix Metropolitan Area. This role reports directly to the Asset Manager and requires a seasoned professional who can independently manage day-to-day operations, tenant relationships, budgets, and the in-house maintenance team. Given the complexity and scope of the assets involved, this position is not suited for entry-level candidates — we're looking for someone who has already built a strong foundation in commercial property management and is ready to take ownership of a portfolio with minimal oversight.

Leasing is handled by a separate division; the Property Manager will collaborate with the leasing team as needed but will not hold direct leasing responsibilities.


Key Responsibilities

•    Provide full-service management for a portfolio of commercial properties (office, retail, restaurant industrial, or mixed-use), reporting directly to the Asset Manager

•    Serve as the primary point of contact for tenants, addressing concerns, lease questions, and service requests in a timely, professional manner

•    Develop, manage, and monitor property operating budgets, including forecasting and variance analysis

•    Oversee CAM reconciliations and CAM stops, ensuring accurate calculation, billing, and tenant communication

•    Coordinate and supervise the in-house maintenance team, prioritizing work orders and ensuring properties are well-maintained and code-compliant

•    Manage third-party vendors and contractors for services outside the scope of the in-house maintenance team

•    Conduct regular property inspections to identify and address maintenance, safety, and curb-appeal issues

•    Prepare and present monthly/quarterly accounts receivable and operational reports to the Asset Manager and ownership

•    Collaborate with the leasing division on tenant retention, lease renewals, and space needs, without holding direct leasing responsibilities

•    Manage capital improvement projects from planning through completion

•    Ensure compliance with local, state, and federal regulations, including safety and risk management standards

•    Respond to and resolve emergency situations affecting the property portfolio


Qualifications

•    Minimum 5+ years of experience in commercial property management required; candidates should have hands-on experience managing a portfolio of comparable size and complexity

•    Strong working knowledge of commercial lease structures, CAM reconciliations, CAM stops, and financial reporting

•    Working knowledge of commercial lease structures (NNN, modified gross, gross); exposure to ground lease or GSA lease administration is a plus but not required

•    Demonstrated experience coordinating in-house maintenance staff, as well as managing vendor relationships, contracts, and capital projects

•    High attention to detail and strong organizational skills to manage overlapping lease types, renewal timelines, and compliance requirements

•    Excellent communication, negotiation, and problem-solving skills

•    Proficiency with property management software (Rent Manager)

•    Valid Arizona driver's license and reliable transportation for property visits across the Phoenix Metro area

Preferred (Not Required)

•    Certified Property Manager (CPM) or Accredited Commercial Manager (ACoM) designation or actively pursuing certification

•    Post-secondary education (Associate's or Bachelor's degree) in Business, Real Estate, Finance, or a related field

•    Experience with mixed-use or multi-asset-type commercial portfolios, government contracting, federal leasing, or long-term ground lease structures
