Property Field Advisor Jobs (NOW HIRING)

The Property Manager oversees and ensures the smooth operation of residential and commercial properties, safeguarding asset value while maintaining a high level of tenant satisfaction. This role requires a strong understanding of the real estate market, proficiency in property management, and exceptional attention to detail. The Property Manager manages budgets, rent collection, lease administration, and building maintenance to ensure that all property expenses remain within budget and that day-to-day operations run efficiently.
Responsibilities

• Manage and oversee the daily operations, maintenance, administration, and improvement of residential and commercial properties.
• Plan and manage property budgets, including collecting rent, paying bills, forecasting financial requirements, preparing annual budgets, scheduling expenditures, analyzing variances, and initiating corrective actions.
• Ensure timely and accurate rent collection and enforce lease terms to support financial performance and tenant compliance.
• Maintain properties by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and coordinating completion of repairs.
• Secure properties by contracting with security patrol services, installing and maintaining security devices, establishing precautionary policies and procedures, and responding promptly to emergencies.
• Facilitate leasing activities by marketing available space, preparing lease agreements, negotiating lease terms, and coordinating move-in and move-out processes.
• Comply with federal, state, and local legal requirements by enforcing adherence to regulations, maintaining accurate records, and advising management on necessary actions and policy updates.
• Maintain building systems by contracting with maintenance and building service providers, supervising repairs, and ensuring that all systems operate safely and efficiently.
• Monitor and manage property tax obligations, working closely with financial and accounting resources to ensure accuracy and timeliness.
• Collaborate with internal teams and external partners to support asset management goals and enhance property performance.
• Prepare and review financial reports, including month-end closing and account reconciliations, to provide clear visibility into property performance.
• Deliver high-quality customer service to tenants and stakeholders, maintaining strong landlord-tenant relations and addressing issues professionally and promptly.
• Use property management software and accounting tools to maintain accurate ledgers, track financial transactions, and support corporate financial reporting.
• Lead and coordinate administrative support activities related to property operations, ensuring organized documentation and efficient workflows.

Essential Skills

• 3-4 years of experience in real estate property management or similar roles.
• Strong understanding of the real estate market and property management principles.
• Proven experience managing residential and/or commercial properties, including building operations and property administration.
• Demonstrated ability to plan and manage property budgets, including rent collection, bill payment, and financial forecasting.
• Proficiency in financial analysis, including property-level performance review and variance analysis.
• Knowledge of property tax processes and requirements.
• Experience with month-end closing, account reconciliation, and financial reporting.
• Working knowledge of ledgers and accounting software used in property or asset management.
• Experience in asset management within a real estate or property management context.
• Strong attention to detail and accuracy in financial and operational tasks.
• Excellent organizational skills, with the ability to manage multiple properties, tasks, and deadlines.
• Excellent verbal and written communication skills for interacting with tenants, vendors, and internal stakeholders.
• Customer service mindset with the ability to build and maintain positive landlord-tenant relations.
• Ability to enforce rules of occupancy and ensure compliance with legal and regulatory requirements.
• Capability to supervise maintenance and repair activities and coordinate with external service providers.

Additional Skills & Qualifications

• Bachelor's degree in business administration, real estate, or a related field is preferred.
• Proficiency in MRI Property Management Software is a plus.
• Experience with Yardi or similar property management systems is beneficial.
• Advanced proficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and Outlook, is preferred.
• Experience supporting corporate financial reporting in a property or real estate environment.
• Experiece in leasing, including preparing lease agreements and negotiating terms.
• Experience providing administrative support within a property management or real estate setting.
• Collaborative leadership skills, with the ability to work effectively with cross-functional teams and external partners.

Work Environment
The Property Manager works in a professional real estate and property management environment that includes both office-based and on-site responsibilities across residential and commercial properties. The role involves regular interaction with tenants, vendors, maintenance providers, and internal teams, requiring clear communication and a strong customer service approach. You will use property management and accounting software, such as MRI and Yardi, along with advanced Microsoft Office tools to manage budgets, financial reports, and operational documentation. The position typically follows standard business hours, with flexibility needed to respond to urgent issues, emergencies, and time-sensitive tenant or building matters. Site visits, property inspections, and coordination of building operations and maintenance are integral parts of the role, requiring a professional appearance when representing the property to tenants, partners, and visitors.
Job Type & Location
This is a Contract position based out of El Segundo, CA.
Pay and Benefits
The pay range for this position is $35.00 - $36.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
