POSITION SUMMARY
Overall account and client executive, responsible for overall project success from date of award with little to no operational oversight. Leads large/multiple projects and teams, responsible for overall profitability, chargeability, team development and engagement. Leads the preconstruction process from start to finish. Assists in the development of proposals, interviews, and helps lead project pursuits. Responsible for maintaining existing client portfolio. Maintains industry network, participates in community, and professional associations. Accountable for implementation of company initiatives and growing company culture.
PRIMARY RESPONSIBILITIES
Preconstruction, Project Set Up & Planning
  • Responsible for setting up projects for success, develops preconstruction strategy to reduce risk and enhance overall profitability.
  • Acts as primary liaison with client throughout entire preconstruction process.
  • Leads project teams in the overall project set-up and planning processes.
  • Ensures project teams develop complete and accurate procurement and submittal registers, identifying high risk and long lead items impacting the project's success.
  • Leads project teams in analyzing and developing risk mitigation plan(s) to minimize and/or eliminate project risk during the ser-up and planning process.

Logistics, Self-Perform, & Building Performance Solutions
  • Sets strategy and expectations for logistics, self-perform and Building Performance Solutions to maximize profitability.
  • Ensures the Project Financial Plan (PFP) expectations are met or exceeded.
  • Leads the development of the Go/No-Go, Risk Register, and Project Financial Plan (PFP).
  • Mentors team to ensure equipment utilization plans are complete, accurate, and implemented to maximize enhancements.
  • Collaborates with Logistics Center for project specific large/major equipment needs for evaluation of purchase vs. rental analysis.

Safety
  • Leads by example and sets the tone ensuring safety is the highest priority for the project teams.
  • Ensures all company safety protocols are up-to-date, monitored, and followed.
  • Reinforces with the team that safety is a primary responsibility.
  • Overall responsibility for ensuring receipt and proper review of the Hazardous Building Material Survey(s).
  • Ensures project teams receive trade partner site safety requirements and safety plans prior to starting work.
  • Ensures project teams are managing High-Risk Activities and develop proper safety plans.

Project Management and Controls
  • Oversees project team to ensure all company procedures, processes and initiatives are adhered to.
  • Leads project performance, positive financial outcomes, the safety never stops program, site specific QAQC program, risk management, and timely project closeout.
  • Ensures completeness and accuracy for EREs, Projections and Deep Dives as prepared by the project teams.

Relationships
  • Builds and maintains superior relationships with clients, design team, trade partners, and associates.
  • Participates in community and professional associations.
  • Responsible for development and implementation of action plans based on customer experience survey results.
  • Serves as overall project account and client executive.
  • Represents the company in a professional manner at all times.
  • Proactively addresses issues/conflicts and follows through to positive resolution.
  • Develops and promotes a high performing team.

Schedule Management
  • Ensures the overall schedule management processes are updated, complete and accurate in accordance with procedures, and policies.
  • Leads change control process, including impact analysis, documentation, and internal and external communication to all project stakeholders.
  • Monitors adherence to project schedule milestones identifying risk items and deviations.
  • Ability and/or effectively works in the scheduling software.

Risk Management & Mitigation Plan(s)
  • Leads contract development with general counsel, ensuring favorable contract terms for the Company.
  • Leads contract review with project team to ensure understanding of contract risk, deliverables, and terms and conditions.
  • Ensures project teams have executed owner and trade partner contracts in place prior to starting any work.
  • Ensures project teams have applicable trade partner safety items and COI's in place prior to starting work.
  • Ensures overall delay documentation processes (permit, weather, trade partner, etc.) are complete.
  • Ensures project specific risk mitigation plan is in place and adhered to.
  • Addresses and manages resolution of complex and difficult situations with engagement from appropriate leadership.

Budget Management, PFF Strategy & Implementation
  • Leads development, strategy and execution of the overall Project Financial Plan (PFP).
  • Reviews reconciliation of cost with project management team monthly.
  • Overall responsibility for the project teams corrective measures to steer the project back into budget.
  • Overall responsibility for the project teams Pay Application and Change Order Management process.
  • Overall responsibility for accurately forecasting financial cash flow and the Work In Progress (WIP) forecast.
  • Overall responsibility for ensuring projects are 100% financially complete, warranty established, and financially closed out.

Winning Work
  • Participates in the project pursuit process, engages early and assist in leading proposals and interviews.
  • Assists with RFPs/RFQs and provides support through the process helping to manage responses related to fees, schedule, etc.
  • Enhances future business opportunities including repeat work with existing clients.

MINIMUM QUALIFICATIONS
  • Bachelor's Degree in Construction Management, Engineering, or related field, or equivalent combination of education, training, and experience.
  • 15+ years' experience.
  • Proficiency in/ability to learn Procore and Microsoft Project to manage all components of the project.
  • Proficiency in computer applications, preferably Microsoft Office.
  • Demonstrated ability to take a leadership role on projects from start to finish.
  • Proven consistent track record of successful projects/project management.
  • Proven track record of superior budget management and accurate monthly cost projections.
  • Demonstrated ability to develop project schedules and manage from beginning to end.
  • Proven track record of proactive approach to problem resolution and issues management.
  • Demonstrated relationship skills.
  • Demonstrated ability to successfully manage more than one project at a time.
  • Proficient in running project-related meetings, including Progress, OAC, and pre-installation meetings.
