About the Role:Job Summary

Position oversees the comprehensive project management and timely coordination and accomplishment of all assigned NGHS facility construction projects. The Senior PM shall also provide resource support and mentorship to other Project Managers and department staff. Individual shall assist in all aspects of the capital project and space planning program.

Minimum Job Qualifications
  • Licensure or other certifications:

  • Educational Requirements: Bachelor's Degree in Construction Management, Architecture, or Professional Engineer required. In lieu of bachelor's degree, (4)-additional years of experience in construction or project related management is acceptable.

  • Minimum Experience: Minimum of fifteen (15)-years of experience in project management and a minimum experience of (8)-years in specific acute-care healthcare projects. Included in the acute-care healthcare experience should be experience with the management of projects involving healthcare renovation, additions, and ground-up new construction. Specific healthcare experience with project budgets at $5 million or higher and the ability to manage multiple projects simultaneously.

Job Specific and Unique Knowledge, Skills and Abilities
  • Excellent interpersonal, communication, and organizational leadership and management skills.

  • Develops and administers project budgets, cost estimating, and fiscal/financial management principles and procedures.

  • Develops and administers contracts agreements, schedule, and quality control provisions for all projects.

  • Working knowledge of and ensures system design and construction complies with all applicable Codes and Regulatory agencies.

Essential Tasks and Responsibilities
  • Manages the design and construction for each project as assigned. From helping define the project scope, initial budget creation, management of design, consultant involvement, construction, user coordination, approvals, FFE procurement and installation, and other components for a complete occupancy and close out of a project.

  • Provides planning assistance and direction to design partners (Architect, MEP, Engineers), Consultants, and Contractors to ensure proper budgeting and scope of work to meet NGHS project objectives. Oversees all aspects of the day-to-day management of design and construction projects; monitors and coordinates work performed by architectural, engineering, consultant, and construction firms.

  • Coordinates with project Architect and other parties, the expected protocol for all project correspondence, inspection reports, testing reports, shop drawing submittals, change order processing, etc. Authorizes the issuance of contracts, purchase orders, and change orders, and approves contractor invoices for payment.

  • Coordinate permitting requirements, for NGHS, with all State and Local authorities having jurisdiction (AHJ's) as required. Meet with state and local authorities to represent the company's interest on project scope, design issues, and code issues.

  • Responsible for professionally representing the system in all project management coordination and business interface matters (business with customers, consultants, contractors and other public and/or private agencies and organizations.)

  • Responsible for implementation of project materials, bid packaging, and owner provided services buy out. Assembles scope of work documents, project schedule, and total project estimate for approval by leadership.

  • Initiates detailed project document review and posses skills in work flow analysis and management, ability to gather data, compile information and prepare reports.

  • Prepares and distributes bid request documents for bid submittal, bid review, and bid award. Initiates final award of bid contract documents and issuance of purchase orders for owner direct procurement.

  • Directs and coordinates work sequencing to expedite project delivery and to minimize disruption of ongoing facility operations.

  • Manage the organization and departmental requirements for the DNV, CMS, and Environment of Care (EOC) Standards.

  • Acquires and demonstrates clear understanding of project program, budget constraints, and applicable codes relative to effective project management overview and communication with all identified parties having participating interest and input into project during the construction phase of project(s).

  • Clearly understands and communicates roles, names, and responsibilities of all individuals associated with project.

  • Identifies, clarifies, and directs specific merited project concerns to appropriate final decision maker and documents actions and decisions.

  • Develops and maintains a comprehensive project tracking report for all department projects. Maintain project information and tools digitally and keep all project records electronically updated for quick retrieval.

  • Demonstrates consistency and diligence in administration of both project management plan and project construction schedule and provides pro-active intelligence updates to Facilities Development Director relative to any envisioned potential negative project schedule variances.

  • Conducts jobsite visits on all projects as the organization's respective project supervisor for purpose of problem area identification, solution implementation, and schedule status updating.

  • Conducts project meetings with all project participants to review schedule and coordinate activities.

  • Maintains knowledge of and ensures compliance on projects with regard to life safety and other regulatory/safety requirements and reports deficiencies to Director of Facilities Development.

  • Coordinates project close-out to include all permits, user documentation, as-built drawings, and business occupancy certificates.

  • Develops and administers project budgets, contracts, schedules, and quality control provisions; performs project cost estimating and value engineering, as appropriate. Maintains project budgets to include all financial project reporting and tracking documentation as required. Review all cost/invoice documentation to ensure timely payment and problem resolution.

  • Responsible for supporting the Director of Facilities Development in the administration of daily operational support services (departmental operations, project development, and overall execution) for the department and office personnel.

  • Performs other duties as assigned regarding the oversight and management of construction operations.
