Job Summary
We are seeking an Project Administrator for a direct hire opportunity in Morovis, PR within the real estate and property management industry. This role is ideal for a hands-on property administration professional who enjoys leading teams, supporting residents, maintaining compliance, and ensuring housing operations run smoothly.
The Project Administrator will oversee day-to-day property management activities, resident services, maintenance coordination, occupancy processes, compliance documentation, and operational reporting. This position offers a stable work environment, strong benefits, supportive leadership, and the opportunity to make a meaningful impact in the community by helping maintain safe, compliant, and well-managed housing facilities.
The ideal candidate is organized, service-oriented, detail-driven, and comfortable balancing administrative responsibilities, team supervision, regulatory requirements, and resident relations.
Key Responsibilities
- Plan, coordinate, assign, and oversee property management, maintenance, and common area activities to ensure efficient operations and compliance with established standards.
- Supervise assigned staff, promote adherence to company policies and safety standards, and foster a professional, customer-focused work environment.
- Support residents and applicants by providing guidance, managing occupancy processes, coordinating transfers, and ensuring compliance with applicable housing regulations.
- Monitor rent collection processes with the goal of maintaining at least a 98% monthly rent collection rate.
- Coordinate vacant unit preparation and ensure apartments are rehabilitated and ready for occupancy within five days or less.
- Maintain accurate resident files, regulatory system records, administrative reports, inspection documentation, and audit-ready compliance records.
