Job Title:Senior Director, Construction

Pay Details:

The annual base salary range for this position in California is $200,000 to $300,000 per year. The starting pay for the successful candidate depends on various job-related factors, including but not limited to the candidate's geographic location, job-related knowledge, skills, experience, education/training, internal value, peer equity, external market demands, and organizational considerations.

The Senior Director of Construction works directly with the Real Estate Development team and other senior management. This role directs, oversees, and manages large commercial and multi-family projects according to the company's established policies and objectives.

Responsibilities

  • Manage and assist in the overall portfolio of new construction projects within the OCVIBE entertainment district

  • During the design and pre-construction phases of projects, partner with colleagues in Design, Asset Management, Programming, Operations, and Development through the design process, providing in-depth and ongoing input on constructability

  • Understand and implement site quality control and adherence to plans and specifications to effectively deliver construction projects

  • Negotiate with construction contractors, ensure bid documents are complete, and review contracts to encompass complete scope coverage

  • Assist with developing project budgets and preparing project budget reports

  • Responsible for financial control/reporting on construction projects

  • Formulate and recommend the budgetary and operational objectives of the design and development team and monitor results according to these objectives

  • Meet with the Executive Team to inform company executives of activities, results, and developments that could have an impact on corporate objectives and the activities of other departments

  • Ensure the coordination with Development on the approval of architectural and engineering construction drawings for budget, schedule, and constructability

  • Oversee and direct the work of key General Contractors, sub-contractors, construction-associated consultants, and vendors to ensure conformance with contracts.

  • Enforce contractor and subcontractor compliance with building and safety codes

  • Ensure that procurement of materials, supplies, and equipment meets project needs

  • Work closely with the Contractor to ensure the timely purchase and scheduling of all long lead items

  • Track hard and soft cost expenditures against project budgets and contracts and ensure all tasks are completed within budget and schedule

  • Review and evaluate change orders and claims

  • Provide leadership, direction, and advice to ensure efficient delivery of services and completion of projects

Qualifications

  • 10+ years of experience in real estate development/construction is required to manage a complex portfolio of commercial, office, retail, residential, or mixed-use projects

  • A degree in Architecture, Engineering, or Construction Management preferred

  • Successful track record of collaboration with design teams and project management and property operations/leasing

  • Thorough knowledge of all base building systems and demonstrated understanding and ability with project controls, project management, construction documentation, and sequencing

  • Working knowledge of construction costs, alternate materials/methods, value-engineering techniques, Building/Occupancy laws, and lease requirements

  • Exhibit good listening, negotiation, and problem-solving skills

  • Strong technical and management background

  • Strong leadership abilities; able to motivate and direct employees

  • Strong organizational skills

  • Excellent time management, documentation, communication, organization, and personal effectiveness skills, as well as good computer skills, including proficiency with Microsoft Office (including Word, Excel, and Project) and project management tools

  • Good negotiating skills

  • Outstanding internal and external customer service skills

  • Able to oversee confidential information with discretion and trustworthiness
