Land Development Project Manager

Your Role: Land Development Project Manager

Fountain Development LLC is currently seeking a motivated and experienced Land Development Project Manager to join our team. This position plays a key role in managing the horizontal site development of multifamily apartment communities throughout North Carolina. The ideal candidate will bring strong leadership, organizational, and project management skills to oversee projects from permitting through site completion while collaborating with internal teams, consultants, contractors, and regulatory agencies.

Position Overview

The Land Development Project Manager is responsible for managing all horizontal site development activities, ensuring projects are completed safely, on schedule, within budget, and in compliance with all applicable local, state, and federal regulations. This role oversees all phases of site development, including permitting, utility coordination, grading, roadway construction, stormwater infrastructure, and final site completion, while maintaining the highest standards of quality and performance.

Key Responsibilities

  • Manage all phases of land development for multifamily projects
  • Maintain project schedules and ensure on-time delivery
  • Manage project budgets, review costs, approve pay applications, and control change orders
  • Oversee grading, erosion control, wet utilities, dry utilities, pavement, and site infrastructure
  • Coordinate engineers, consultants, contractors, utility providers, and municipalities
  • Obtain and manage all required permits, inspections, and project approvals
  • Monitor construction quality, safety, and regulatory compliance
  • Identify and resolve project risks and schedule impacts
  • Provide regular project status updates to company leadership

Skills and Qualifications

  • Bachelor's degree in Civil Engineering, Construction Management, or related field preferred.
  • 5+ years of land development or civil construction project management experience.
  • Experience with multifamily or commercial land development preferred.
  • Strong knowledge of grading, utilities, paving, and permitting in North Carolina.
  • Ability to read civil construction plans and manage multiple projects simultaneously.
  • Must have clean driving record
