Position Description
Healthcare Construction Project Managers (PMs) are responsible for leading the successful delivery of complex healthcare construction projects while ensuring profitability, schedule adherence, quality, safety, and client satisfaction. The PM oversees all phases of construction, from preconstruction through project closeout, while navigating the unique challenges of healthcare environments, including occupied facilities, phased renovations, infection control requirements, and maintaining continuity of healthcare operations.
The Healthcare Project Manager serves as the primary project leader and is responsible for developing and executing project plans, managing budgets and schedules, coordinating project teams, and maintaining strong relationships with healthcare owners, facilities teams, architects, engineers, consultants, subcontractors, and vendors.
This role requires a strong understanding of healthcare construction processes, regulatory requirements, quality standards, and the ability to successfully manage projects in active healthcare environments. The PM is responsible for driving project strategy, mitigating risks, resolving challenges, and ensuring projects are delivered safely, efficiently, and in alignment with company goals.
Additionally, the Healthcare Project Manager provides leadership, mentorship, and oversight to Project Coordinators, Project Engineers, and Assistant Project Managers assigned to the project team.
RESPONSIBILITIES
Serve as the project lead responsible for developing, driving, and implementing project goals from preconstruction through completion.
Develop a thorough understanding of project scope, contract requirements, budget, schedule, risks, and healthcare-specific project requirements.
Create and maintain detailed project execution plans, schedules, budgets, and documentation.
Manage healthcare construction projects in occupied facilities while minimizing disruption to ongoing operations.
Coordinate phased construction activities, shutdowns, outages, and work sequencing with healthcare facilities teams and project stakeholders.
Maintain compliance with healthcare construction requirements, including infection control procedures, life safety standards, and applicable building codes.
Manage the preconstruction process, including budgeting, estimating, constructability reviews, scope development, and value engineering.
Collaborate with owners, healthcare representatives, architects, engineers, consultants, and subcontractors to establish project objectives and execution strategies.
Create detailed scopes of work for subcontractors and vendors.
Negotiate contracts, purchase orders, and agreements with subcontractors and vendors to achieve project goals and profitability.
Determine required resources, including labor, equipment, materials, and subcontractor support, while maintaining budget expectations.
Manage all project financials, including cost forecasting, budget tracking, billing, collections, change management, and profitability reporting.
Process and negotiate prime and subcontractor change orders.
Manage and mentor project team members while promoting accountability, collaboration, and professional growth.
Oversee timely completion of project accounting responsibilities, including invoicing, AP approvals, contract administration, and financial reporting.
Monitor compliance with company quality standards, safety requirements, healthcare regulations, and project specifications.
Prepare and communicate internal and external project status reports.
Manage project risks, resolve issues, and proactively address potential challenges.
Coordinate vendor and subcontractor proposals, pricing, and project changes.
Support estimating efforts and participate in project pursuits as needed.
Professionally manage client concerns, escalations, and project challenges.
Build and maintain strong relationships with healthcare clients, subcontractors, vendors, and project partners.
Coordinate closely with project superintendents and field leadership to ensure successful project execution.
Evaluate project progress, maintain accurate reporting, and communicate project performance.
Create, update, and maintain project schedules utilizing industry-standard scheduling practices.
Ensure projects are completed and closed out in accordance with company and client requirements.
Maintain accurate project documentation using company-approved systems and software.
Support business development efforts by maintaining relationships with existing healthcare clients and identifying future project opportunities.
Position Requirements
QUALIFICATIONS
Minimum of 5 years of proven commercial construction project management experience.
Healthcare construction experience strongly preferred.
Experience managing construction projects within occupied healthcare facilities, including renovations, additions, and phased construction.
Strong understanding of healthcare construction requirements, including infection control practices (ICRA), life safety requirements, and coordination with healthcare facility operations.
Experience managing complex projects involving multiple stakeholders, consultants, subcontractors, and vendors.
Strong understanding of construction methodologies, sequencing, scheduling, and project delivery processes.
Experience with project budgeting, estimating, cost control, and contract administration.
Ability to manage project financials and drive profitability.
Strong leadership skills with the ability to manage and develop project teams.
Ability to coordinate multiple disciplines and successfully deliver projects in a fast-paced environment.
Strong communication, negotiation, and conflict-resolution skills.
Excellent organizational skills with strong attention to detail.
Ability to identify risks, solve problems, and make sound decisions.
Understanding of construction safety standards and OSHA requirements.
College degree in Construction Management, Engineering, or related field preferred.
Experience managing projects involving multiple trade disciplines, including MEP systems, finishes, structural, and specialty healthcare systems.
Proficient with industry-standard software including Microsoft Office Suite, Excel, Outlook, Adobe Acrobat, and construction management platforms.
Experience with construction management software such as Procore, Vista, Bluebeam, or similar platforms.
