Job description

Position Overview

The Project Manager is responsible for overseeing the successful planning, execution, and delivery of construction projects from preconstruction through closeout. This role manages project budgets, schedules, subcontractor coordination, contracts, procurement, and client relationships while ensuring projects are completed safely, on time, and within budget.

Projects may include commercial buildings, healthcare facilities, educational campuses, public works projects, civic buildings, multifamily developments, and tenant improvement projects. The ideal candidate has a strong commercial construction background and is comfortable managing diverse project types while working closely with field teams, clients, consultants, and subcontractors.


Key Responsibilities
  • Manage construction projects from preconstruction through final closeout.
  • Develop and maintain project schedules, budgets, forecasts, and cost controls.
  • Lead subcontractor procurement, buyout negotiations, and contract administration.
  • Manage project documentation including RFIs, submittals, change orders, meeting minutes, and project reporting.
  • Coordinate with Superintendents and field teams to ensure successful project execution and schedule adherence.
  • Monitor project financial performance, including job costing, billing, forecasting, and profitability.
  • Lead owner, architect, consultant, and subcontractor meetings throughout the project lifecycle.
  • Review plans, specifications, and contract documents to identify project risks and opportunities.
  • Support constructability reviews, value engineering initiatives, and preconstruction planning efforts.
  • Manage project procurement activities and ensure timely delivery of materials and equipment.
  • Identify and resolve project challenges related to schedule, budget, quality, and scope.
  • Ensure compliance with project contracts, safety requirements, building codes, and quality standards.
  • Oversee project turnover, punch list completion, and closeout documentation.
  • Maintain strong client relationships and promote a high level of customer satisfaction.

Qualifications
  • 5–10+ years of experience as a Project Manager with a general contractor.
  • Strong experience managing commercial construction projects required.
  • Experience with healthcare, education, public works, municipal, civic, multifamily, or institutional projects is highly desirable.
  • Proven ability to manage projects from preconstruction through closeout.
  • Strong understanding of budgeting, scheduling, contract administration, and project financial management.
  • Experience coordinating multiple stakeholders including owners, architects, consultants, and subcontractors.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Ability to manage multiple projects and priorities simultaneously.

Preferred Qualifications
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
  • Experience managing projects ranging from $10M to $100M+.
  • Familiarity with public works contracting, healthcare construction, educational facilities, or multifamily developments.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office.
  • Experience with negotiated, design-build, and hard-bid project delivery methods.
