About the position
Elevate Living is looking for a skilled Turn Project Manager to join our team and play a crucial role in maintaining the quality and compliance of our apartment homes. This role centers on conducting detailed pre-move-out and move-out inspections, identifying repairs, and ensuring every unit meets our high standards before new residents move in. Attention to detail and accurate documentation are key to driving exceptional living experiences.
As part of our collaborative team, you'll coordinate with maintenance staff and vendors to schedule and oversee repairs, keeping unit turns on track and within budget. What You'll Do:
  • Elevate Unit Turn Management: Manage the entire make-ready process from move-out to move-in, ensuring units are prepared efficiently and on schedule. Coordinate all phases of the turn, including cleaning, painting, flooring, repairs, and specialty work, while adjusting timelines based on real-time needs. Maintain a rolling schedule of upcoming turns and provide timely updates to the site team to keep everyone aligned.
  • Elevate Inspections and Quality Control: Conduct detailed inspections before and after move-outs to assess unit condition and identify required work. Document findings clearly and verify that all completed tasks meet Elevate's standards for functionality, cleanliness, and presentation. Complete final walkthroughs to confirm each unit is fully ready for marketing and move-in.
  • Elevate Vendor and Team Coordination: Assign tasks to in-house technicians and third-party vendors, considering project scope, timelines, and team availability. Ensure all work is completed on schedule and within quality and pricing expectations.
    Follow up regularly to verify task completion and address any deficiencies promptly.
  • Elevate Budget & Cost Oversight: Monitor unit turn expenses carefully, maintaining a balance between cost control and quality standards. Request competitive bids for large-scale or specialized projects when needed to stay within budget. Review and approve invoices to ensure accuracy and alignment with project scope.

Who You Are:
  • Elevated Analysis: Strong critical thinking and problem-solving abilities, capable of assessing complex situations, identifying potential challenges in unit turns or inspections, and developing practical, effective solutions to maintain high-quality standards and operational efficiency.
  • Elevated Experience: Candidates should bring prior experience in property management, housing inspections, maintenance coordination, or a closely related field. A high school diploma or equivalent is required. Reliable transportation and a valid driver's license are essential due to the need to travel frequently between properties.
  • Elevated Communication: Excellent written and verbal communication skills are vital. The ability to clearly document inspection findings, coordinate with vendors and maintenance teams, and provide timely, concise updates to management and leasing staff is critical for success in this role.
  • Elevated Travel: This role requires regular travel within the designated region to perform move-in and move-out inspections, oversee repairs, and collaborate with on-site teams. The ability and willingness to navigate multiple properties efficiently is essential.
