Building Automation Controls Estimator - BAS/DDC - Base Salary to 50.00/hour - Reisterstown, MD

  • Our client, a well-established Building Automation Controls contractor, is seeking a Building Automation Controls Estimator for their Reisterstown, MD office.
  • This position is primarily office-based, Monday-Friday during regular business hours (40-45 hours per week), with occasional site visits and hybrid scheduling available after training.
  • Seeking candidates with 3+ years of experience in Building Automation Systems (BAS), Direct Digital Controls (DDC), HVAC controls, mechanical construction estimating, or controls project engineering. Qualified candidates must be able to independently interpret plans and specifications, develop controls scope narratives, prepare estimates and proposals, maintain CRM documentation, and support business development activities.

Responsibilities:

  • Review plans, specifications, controls drawings, and bid documents to qualify project opportunities
  • Prepare controls estimates, bid packages, proposals, pricing, alternates, and scope narratives
  • Develop material takeoffs, estimate labor and material costs, and prepare proposal documentation
  • Perform occasional site visits to verify project scope and clarify pricing requirements
  • Communicate with customers regarding bid questions, scope clarifications, scheduling, and proposal revisions
  • Maintain customer correspondence and accurate CRM documentation
  • Utilize estimating software, spreadsheets, and proposal development tools
  • Collect bid documents, prepare estimates, generate proposals, and assist in securing awarded projects
  • Solicit, compare, and evaluate vendor and subcontractor quotations
  • Support project turnover meetings by reviewing scope assumptions, exclusions, and project risks
  • Build relationships with contractors, consulting engineers, facility personnel, vendors, and customers
  • Assist with account development and business development activities
  • Review bid opportunities through construction publications and bid platforms
  • Coordinate with internal personnel to gather information regarding existing building automation systems
  • Participate in ongoing technical and business development training

Qualifications:

  • 3+ years' experience with Building Automation Systems (BAS), Direct Digital Controls (DDC), HVAC controls, mechanical construction, controls estimating, or controls project engineering
  • Ability to independently read and interpret plans, specifications, controls drawings, sequences of operation, points lists, and bid documents
  • Strong understanding of HVAC systems including RTUs, AHUs, boilers, chillers, VAV systems, hydronic systems, and airside systems
  • Experience preparing controls estimates, scope narratives, proposals, bid packages, and pricing documents
  • Ability to identify scope gaps, develop technical solutions, and prepare accurate cost estimates
  • Experience coordinating with mechanical contractors, equipment vendors, engineers, and facility personnel
  • Experience supporting retrofit and/or new construction BAS projects
  • Proficiency with Microsoft Office, Microsoft Excel, Bluebeam, estimating software, CRM software, and major BAS platforms
  • Working knowledge of BAS platforms such as Siemens, Johnson Controls, Schneider Electric, Tridium Niagara, Distech, Alerton, Automated Logic (ALC), or Delta Controls

Compensation:

  • Base salary in the 40.00 - 50.00/hour range
  • $1,000 signing bonus (ยฝ in 1st paycheck and ยฝ after 90 days)
