Residential Project Manager

Falmouth, MA (Cape Cod) | Full-Time | $100,000 - $120,000/year

Great Harbors Home Services is a residential renovation firm based in East Falmouth, MA, specializing in well-planned interior and exterior remodeling projects. We're recognized as a Nextdoor Neighborhood Favorite (2024 & 2025) with a five-star Google rating.


We're looking for a Project Manager to be the master communicator and project lead from contract through closeout. You are the primary point of contact for the internal team, clients, and trades. Your role is to deliver projects per the contract, uphold our reputation, and maximize profit through strategic planning.


What You'll Do

  • Own the project schedule through completion provide weekly updates and track changes
  • Establish the baseline budget with contract scope, allowances, and contingencies
  • Track committed costs, actual spend, pending changes, and cash flow projections
  • Manage Owner, Subcontractor, and Vendor contracts for scope, terms, and compliance
  • Approve Subcontractor/Vendor billing, collect waivers, and prepare Owner invoicing
  • Maintain RFI, Submittal, and Selection workflows keep deadlines on track
  • Lead OAC meetings, issue agendas and minutes, drive open items to closure
  • Review Daily Logs, progress photos, and field updates conduct site monitoring
  • Coordinate permitting, support field inspections, and oversee closeout deliverables
  • Keep Structur updated with accurate project records, schedules, and financials

What You Need

  • 3+ years of Project Management experience in residential construction or renovations
  • Proven ability to manage budgets, schedules, and contracts
  • Strong knowledge of construction methods, building codes, and contract documents
  • Experience leading OAC meetings and managing client relationships
  • Strong communication, negotiation, and problem-solving skills
  • Proficiency with project management software (e.g., Buildertrend, Procore, Structur)
  • Valid driver's license and reliable transportation
  • Ability to conduct site visits and monitor field progress

Preferred:

  • Construction Management or related degree
  • OSHA 10 or 30 certification
