JBLโ€™s development portfolio includes 1,692 multifamily units to be constructed in the next few years, plus several commercial ground up and redevelopment projects in various stages of development and construction.

Position Overview

We are seeking a motivated, rigorous, creative individual for the position of Project Manager in our Development group. This individual will focus primarily on the development of market rate residential rental product, notably 700+ units in active land use approvals and South Florida plus 950+ units in phased development in Orlando.

The responsibilities of the Project Manager are diverse, and the position will provide exposure to the entire development project life cycle including origination, diligence, acquisition, entitlements, leasing, financing, preconstruction, construction, operations, and dispositions.

The Project Manager will be responsible for coordinating and managing all tasks related to successful project delivery, including but not limited to: underwriting, contract preparation, change order management, design team coordination, construction administration, risk management, community engagement, and building and maintaining relationships with partners and investors.

Principal Duties and Responsibilities

ยท Manage all aspects of development, from underwriting, acquisition, predevelopment, through construction and leasing/disposition

ยท Constructively collaborate with colleagues, partners, and vendors

ยท Prepare and manage budgets, including the full project underwriting, tracking potential cost impacts, loan terms, cashflow forecasts, and costs

  • Assist in vetting and evaluation of potential deals for investment, including review of due diligence and development of underwriting

ยท Perform market surveys and analyses to document trends, and support new business development opportunities

  • Assist in assembling design team, including: drafting requests for proposals, evaluating and leveling consultant bids, and negotiating and drafting contracts
  • Manage day-to-day process of consultant team, including meeting and schedule coordination, recording and issuance of meeting minutes, and tracking of deliverables
  • Assist in development of marketing and lease up plans with internal and third-party consultants
  • Manage project schedule through various phases, beginning to end
  • Manage and administer Project incentives, including tax credits and other government programs

ยท Interface with Construction team to develop estimates, monitor construction progress, change orders, potential change orders, field issues and value engineering exercises for consistency with project documents, legal agreements, approvals and loan

ยท Prepare investment reports to investors as required

Qualifications

ยท Bachelorโ€™s degree from an accredited institution with related experience considered in lieu of post graduate studies

ยท Minimum of 3 to 5 years of commercial or residential real estate development experience

ยท Preferred experience includes financial analysis or design and construction project management

ยท Highly organized, intrinsically motivated individual capable of working independently and as part of a team

ยท Interact with employees, visitors and business partners with poise and diplomacy

ยท Speak before an audience with confidence, using appropriate communication skills/style

ยท Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction and style
