Job SummaryTYLin is seeking an experienced Project Manager - Tenant Alterations to oversee the planning, design, coordination, and delivery of tenant improvement projects within active airport environments. This role will support major capital programs across airport terminals, cargo facilities, operational buildings, and other tenant-occupied spaces, ensuring projects are delivered with minimal disruption to airport operations.

The Opportunity

As Project Manager - Tenant Alterations, you will be responsible for managing multiple tenant improvement projects from project initiation through design, construction, and closeout.

A key aspect of this role is building and maintaining strong relationships with airport tenants while balancing their operational needs with the requirements of the airport owner and capital program. You will coordinate closely with major commercial, cargo, logistics, airline, and concession tenants to ensure projects are successfully planned and executed within active operational environments.

Responsibilities

  • Manage a portfolio of airport tenant alteration projects through all phases of delivery.
  • Serve as the primary point of contact between airport ownership, tenant representatives, design teams, contractors, and project stakeholders.
  • Coordinate planning, design, permitting, procurement, construction, commissioning, and project closeout activities.
  • Develop and manage project schedules, budgets, scopes, and risk management plans.
  • Ensure tenant requirements are incorporated into project planning while maintaining compliance with airport standards and operational requirements.
  • Coordinate multidisciplinary design consultants and construction teams.
  • Facilitate stakeholder meetings and resolve technical, operational, and scheduling issues.
  • Monitor project performance, budgets, schedules, quality, and safety objectives.
  • Review design documents, technical submissions, change orders, and contractor deliverables.
  • Support construction administration and field coordination within active airport facilities.
  • Prepare executive reports and project updates for client leadership.

Qualifications Required

  • Bachelor's degree in Engineering, Architecture, Construction Management, or a related discipline.
  • 10+ years of project management experience, including significant experience delivering projects within airport environments.
  • Demonstrated experience managing capital improvement or tenant alteration projects in active aviation facilities.
  • Proven ability to manage multiple concurrent projects and competing stakeholder priorities.
  • Strong understanding of design, construction, procurement, and project delivery processes.
  • Excellent communication, negotiation, and relationship management skills.
  • Experience coordinating multidisciplinary consultant and contractor teams.

Preferred

  • Experience delivering projects for the Port Authority of New York & New Jersey (PANYNJ).
  • Experience managing tenant improvement projects for major airport operators or aviation clients.

  • Experience with Design-Bid-Build, Design-Build, or Construction Manager at Risk (CMAR) delivery methods.
