Role Description:

Reporting to the Vice President - Office, The Director, Operations - West provides strategic and operational leadership to office property management teams across Western Canada. This role ensures that all assigned properties are managed efficiently, safely, and consistently with the highest standards expected of AAA office properties, delivering exceptional experiences for building occupants and visitors.

The Director is responsible for driving operational excellence across building systems, preventative maintenance, life safety, sustainability initiatives, and digital technology programs-while ensuring regulatory compliance, cost discipline, and continuous improvement.

Responsibilities:

Operational Excellence & Asset Performance

  • Support and guide property operations teams to ensure effective daytoday management of office assets.

  • Establish, maintain, and continuously improve bestinclass standards for:

    • Preventative maintenance and reliability of building systems and equipment

    • Fire, life safety, and emergency preparedness programs

    • Occupational health and safety compliance and performance

  • Ensure properties consistently meet or exceed AAA office standards.

Sustainability & Innovation

  • Lead and support the evaluation, recommendation, and implementation of sustainable building technologies.

  • Drive initiatives that improve operational efficiency while reducing:

    • Energy consumption

    • Carbon emissions

    • Environmental impact

  • Partner with internal stakeholders to advance environmental, sustainability, and ESG objectives.

Financial Oversight

  • Oversee and support capital and operating expense budgeting processes.

  • Ensure disciplined financial management, cost optimization, and value creation across the portfolio.

  • Collaborate with property teams to analyze variances, forecast expenditures, and align spending with business objectives.

Compliance & Risk Management

  • Ensure compliance with all environmental, regulatory, and statutory requirements.

  • Maintain strong governance and risk management practices across all properties.

  • Support audits, inspections, and regulatory reporting as required.

Stakeholder & Team Support

  • Act as a trusted operational partner to onsite and regional office teams.

  • Provide leadership, mentorship, and technical guidance to build strong, highperforming teams.

  • Ensure a consistent focus on occupant comfort, safety, and service excellence.

Additional Requirements

  • Regular travel between British Columbia and Alberta to provide handson support, oversight, and alignment with office teams and regional initiatives.

Experience and Qualifications:

  • Minimum Fifteen (15) years of relevant and property management and real estate experience

  • Post-secondary education in related discipline; Certified Engineering Technologist or P.Eng, B.E.S. or Operating Engineer certification being preferred.

  • Proven knowledge of building systems including HVAC, fire protection, building automation control, preventative maintenance programs, high pressure steam distribution systems as well as project management experience.

  • Experience in the capital budgeting and tendering processes

  • Proven record of accomplishment in investigating and implementing energy efficiency measures

  • An ability to read and understand blueprints, CAD drawings of building related systems, i.e., mechanical, electrical, architectural, etc.

  • Experience with environmental and OH&S regulations pertaining to commercial buildings

  • Proficiency with Microsoft Office suite and preparation of detailed and professional written communication to tenants, consultants, staff as well as database management & creation, analysis,

  • Abilities in preparing business cases for property projects

  • Strategic thinking: passion about looking for ways we can reduce our environmental footprint

  • Strong leadership and communication skills coupled with interpersonal skills to deal with customer complaints in a professional manner

  • Proven experience as a people manager, able to motivate and develop a team

  • Ability to make detailed and complex judgments based on a multitude of factors

  • Strong negotiating skills

  • Are organized and able to manage projects and multitask effectively

  • Ability to remain current on building technology development and can provide consulting services on building issues

  • Experience in reviewing existing organizational structures and implementation of organizational processes

The expected annualized base salary range for this role is $165,000 - $180,000.

Based on the position, QuadReal offers a competitive total rewards package in addition to the base pay, which may include a performance-based incentive plan, comprehensive health & dental benefits, pension plan, and paid time off.

The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual's skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
