Location: Duluth, GA
Work Setting: In office with regular job site visits as needed

This position requires direct ownership of project budgets, schedules, subcontractor buyout and coordination, RFIs, submittals, change orders, cost reporting, client communication, project meetings, field coordination, and closeout.
Position Overview
A growing commercial general contractor is seeking a Senior Project Manager to lead commercial construction projects from planning and preconstruction through final turnover.
This individual will be responsible for overall project execution, including budget management, scheduling, subcontractor buyout and coordination, documentation, client relationships, cost control, risk management, and coordination with field teams.
The ideal candidate has recent experience working directly for an established commercial general contractor and has successfully managed substantial commercial projects, particularly ground-up retail, grocery, big box, or similar construction.
Candidates should be comfortable managing multiple active projects and balancing competing schedules, budgets, subcontractors, clients, and internal priorities.
Candidates whose experience is primarily residential, multifamily, owner-side, developer-side, consulting, subcontractor-only, or specialty construction are unlikely to align unless they also have substantial recent commercial GC project management experience.
Key Responsibilities
Manage commercial construction projects from preconstruction and planning through closeout and turnover.
Oversee project budgets, schedules, cost reporting, forecasting, and overall financial performance.
Lead subcontractor buyout, scope review, contract coordination, and ongoing subcontractor management.
Manage RFIs, submittals, change orders, pay applications, project documentation, and closeout requirements.
Review drawings, specifications, scopes of work, contracts, schedules, and project requirements.
Lead client communication and maintain strong relationships throughout the project lifecycle.
Conduct and participate in owner, architect, contractor, subcontractor, and internal project meetings.
Monitor project costs, change events, schedule risks, scope gaps, and potential delays.
Coordinate closely with Superintendents and field teams to support safety, quality, schedule, and overall jobsite execution.
Work with estimating and preconstruction teams during project handoff and early project planning.
Identify and resolve project issues before they materially affect cost, schedule, quality, or client relationships.
Collaborate with accounting, procurement, estimating, field leadership, and executive management as needed.
Manage project closeout, punch list, turnover documentation, final financial reconciliation, and client handoff.
Required Qualifications
Minimum 7+ years of commercial construction project management experience or closely related progressive experience.
Direct experience working for a commercial general contractor is required.
Strong experience managing commercial construction projects from preconstruction through closeout.
Retail construction experience is strongly preferred.
Ground-up grocery, big box retail, or similar commercial construction experience is highly preferred.
Experience managing projects generally valued between approximately $5 million and $50 million is strongly preferred.
Experience managing multiple active commercial projects simultaneously is strongly preferred, ideally approximately 3 to 5 projects depending on project size and complexity.
Strong experience with project budgets, forecasting, schedules, subcontractor buyout, RFIs, submittals, change orders, cost reporting, client communication, project meetings, and closeout.
Ability to clearly discuss prior projects, including project type, approximate value, delivery method, individual role, financial responsibility, and overall project ownership.
Strong knowledge of commercial construction drawings, specifications, materials, methods, sequencing, contracts, and subcontractor scopes.
Proven ability to manage competing priorities, deadlines, subcontractors, clients, and project stakeholders.
Strong written and verbal communication skills.
Stable employment history with consistent tenure is strongly preferred.
Preferred Qualifications
Experience with Procore, ProjectSight, Bluebeam, Microsoft Project, or similar construction management and scheduling tools.
OSHA 30 certification.
PMP, CCM, or similar professional certification.
Experience with additional light industrial, warehouse, distribution, or comparable large commercial construction projects.
Education
Bachelor's degree in Construction Management, Engineering, Architecture, or a related field is preferred.
Equivalent commercial GC project management experience may be considered in place of a degree.
Additional Requirements
Ability to work regularly from the Duluth, Georgia office.
Ability to visit active project sites regularly.
Valid driver's license and reliable transportation.
Ability to work effectively in active commercial construction environments.
Strong professional references preferred.
