Job description

Lead the work after the sale

Top to Bottom Construction, Inc. is seeking an experienced Production Manager to lead residential storm-restoration production across Chicagoland. This is a hands-on leadership role for someone who understands exterior construction, can coach field project managers, earns the respect of subcontractor crews, and knows how to protect quality, margin, schedule, and the homeowner experience at the same time.

You will own the production department's day-to-day execution from handoff through final quality control and project closeout. The right person is decisive in the field, calm under pressure, disciplined about documentation, and comfortable holding people accountable.

What you will own

·       Lead, coach, and hold Project Managers accountable for jobsite coverage, workmanship, communication, documentation, scheduling, and closeout.

·       Oversee residential roofing, siding, gutters, windows, and doors from production handoff through final inspection and signed completion.

·       Ensure every installation meets manufacturer requirements, local code, company standards, and warranty requirements.

·       Make practical onsite decisions when conditions change; document added scope and feed accurate information back for insurance supplements or homeowner change orders.

·       Coordinate crews, materials, deliveries, trade sequencing, and weather-related schedule changes while controlling waste and job costs.

·       Enforce complete JobNimbus notes, required progress photos, returned-material documentation, work-order closeout, and subcontractor payment readiness.

·       Perform or oversee final quality-control inspections, document punch lists, resolve customer-service issues, and obtain letters of completion.

·       Build and maintain reliable subcontractor capacity across all exterior trades; recruit, vet, onboard, negotiate with, and evaluate crews.

·       Establish crew performance tiers based on quality, reliability, communication, and jobsite execution—and assign work accordingly.

·       Partner closely with Sales, Field Supervision, Scheduling, Administration, Accounting, and suppliers to keep projects moving and improve production systems.

·       Maintain subcontractor pricing and assist Accounting with production price lists and standard sell sheets.

·       Represent the company professionally with homeowners, coworkers, suppliers, and subcontractors, with clear communication documented in the CRM.

What success looks like

·       The field and administrative production team members work cohesively in a solution focused, collaborative environment under coaching and rewarding leadership.

·       Project Managers are prepared, visible on their jobs, responsive, and consistent in JobNimbus.

·       Jobs are completed safely, correctly, on schedule, and with fewer preventable callbacks or unresolved punch-list items.

·       Production and Field Supervision operate as one team with clear decision rights and practical quality standards.

·       The office receives timely, accurate information needed to schedule work, pay subcontractors, supplement claims, and close files.

·       Crew capacity is strong enough to support seasonal volume without compromising workmanship or customer experience.

What we are looking for

·       5+ years of residential exterior construction experience, including roofing; storm-restoration experience strongly preferred.

·       2+ years leading Project Managers, superintendents, field teams, or subcontractor crews.

·       Strong working knowledge of roofing, siding, gutters, windows, doors, flashing, ventilation, manufacturer specifications, and exterior jobsite problem-solving.

·       Demonstrated ability to manage schedules, job costs, materials, quality control, and project closeout across multiple active jobs.

·       Experience with JobNimbus or a comparable construction CRM; comfort using mobile technology and photo documentation is required.

·       Ability to read scopes and work orders and recognize when added work requires a supplement or customer-approved change order.

·       Direct, professional leadership style with sound judgment, financial responsibility, and strong written follow-through.

·       Valid driver's license and an acceptable driving record. Bilingual English/Spanish or English/Polish is helpful, but not required.

Schedule and field expectations

This is an in-person, field-based leadership role serving projects throughout Chicagoland. Regular travel between jobsites and the office is required. Saturdays are part of the schedule during storm and peak production season, with availability for occasional early mornings or evenings when project conditions require it. The role requires the ability to safely access active residential jobsites, use ladders, and inspect roofs in appropriate conditions.

Compensation and benefits

Recommended posting range: $85,000-$105,000 base salary, plus a quarterly performance bonus with target total compensation of $95,000-$125,000+. Final compensation should reflect exterior-restoration expertise, leadership depth, and the size of the production operation.

·       Company vehicle or vehicle allowance, fuel card, company phone, and laptop/tablet

·       Paid time off and paid holidays

·       Health, dental, vision, retirement plan, and other benefits, if offered

·       Year-round employment and advancement opportunity

Apply

Please submit your resume and a brief note describing the size of the production team and annual project volume you have led. Include your experience with residential roofing/exteriors, storm restoration, subcontractor management, and construction CRM systems.
