We are seeking a hands-on Property Maintenance Technician to maintain our community's buildings, grounds, equipment, and vehicles. This position is responsible for personally performing routine maintenance, repairs, preventive maintenance, groundskeeping, snow removal, and community safety tasks.
 
The Property Maintenance Technician reports directly to the Executive Director.
Essential Duties and Responsibilities: Community Maintenance & Repairs
  • Perform routine maintenance, repairs, and preventive maintenance inspections throughout the community. 
  • Troubleshoot and repair building systems, equipment, fixtures, and community components.
  • Perform a variety of general and semi-skilled maintenance activities including carpentry, painting, plumbing, electrical, and other building repairs.
  • Install and maintain community components, including lighting, HVAC-related components, plumbing fixtures, safety equipment, office equipment, and security systems.
  • Monitor heating and cooling systems to maintain safe and comfortable temperatures throughout the community.Respond to maintenance requests and emergency repair situations in a timely manner.
Safety & Compliance
  • Complete required equipment, security, and safety inspections.
  • Maintain maintenance logs, inspection records, and repair documentation in compliance with South Dakota licensure requirements.
  • Assist in implementing and maintaining emergency preparedness and disaster response procedures.
  • Conduct required fire drills and other safety drills.
  • Support employee training related to community safety, emergency procedures, and fire safety requirements.
  • Understand and comply with Life Safety Code, ADA, OSHA, and other applicable regulations.
Resident & Community Support
  • Assist with resident move-ins and move-outs.
  • Arrange furniture, equipment, and room setups for meetings, events, and activities.
  • Transport residents to appointments and events as needed.
  • Maintain company vehicles, tools, and equipment in safe operating condition.
QUALIFICATIONS:
  • High school diploma or GED required.
  • Must be at least 18 years of age.
  • Minimum of 3 years of building, property, or community maintenance experience preferred.
  • Working knowledge of carpentry, painting, plumbing, electrical, and general building maintenance.
  • Ability to read and understand technical manuals, instructions, and safety documents.
  • Ability to operate maintenance equipment, power tools, and hand tools safely.
  • Strong problem-solving skills and ability to work independently.
  • Must submit to a TB test in accordance with state regulations.
  • Valid driver's license with an acceptable driving record preferred.
What to Expect in This Role
  • This is a working maintenance position where most of the day is spent performing hands-on maintenance and repair tasks.
  • The successful candidate will be comfortable performing physical labor, troubleshooting community issues, completing repair work, handling groundskeeping duties, and responding to maintenance needs throughout the community.
  • While the position may work with outside vendors and contractors, the primary responsibility is to personally complete maintenance and repair work whenever possible.
