Reports to: Real Estate Director Pay Range: $39.16 - $47.60 per hour

Job Summary:

Chief Seattle Club is seeking a candidate to grow the asset management with CSC’s mission to service the Urban Indian population. The Real Estate Manager will be involved in real estate development, property management and asset management. This position will establish and implement strong management protocols that will serve CSC as it develops and operates affordable housing. This position is accountable for the stewardship of the CSC properties, ensuring long-term mission impact, financial and physical sustainability and that CSC’s expectations and requirements are met. This position will provide key support to the Real Estate Director to maintain a successful asset management program and maintain compliance with funders.

Essential Functions:

  • Maintains systems to transition properties from acquisition or construction to occupancy and operations.
  • Supports the Real Estate Department's property development, asset management, and property management functions.
  • Selects and monitors key third-party contracts, such as insurance and major capital projects.
  • Prepares and delivers accurate and timely reports as required.
  • Tracks property performance against initial investor pro forma and implements corrective actions, as necessary.
  • Manage insurance policies, property taxes, and capital needs assessments.
  • Creates, updates, and analyzes asset management plans, including monthly performance evaluations and variance explanations.
  • Monitors cash flow, fees, and incentives payable to the owner.
  • Supports developers through funding applications, investor and lender proposal evaluations, and milestone documentation.
  • Assists the Real Estate Director with presentations to Senior Leadership and the Board of Directors for key decisions.
  • Collaborates with the finance team and Real Estate Director to complete requisitions, draws, closings, and conversions efficiently.
  • Assists with Yardi property management software and property management team reports, including weekly, monthly, and annual compliance audits.
  • Evaluates potential acquisitions, partnerships, and development opportunities for mission fit, feasibility, and capacity.
  • Organizes and streamlines departmental documentation and processes for improved efficiency.
  • Conducts regular property inspections to ensure proper maintenance and operations.
  • Attends development meetings, perform site visits, and provide project support for property management as needed.
  • Oversees transaction processes, including due diligence reviews and legal document negotiations.
  • Attends meetings with relevant agencies and government entities as directed.
  • Other duties as assigned

Non-Essential Functions:

  • Attends and participates in CSC training, staff meetings, and monthly CSC Board of Directors meetings.
  • Proven Experience:
  • Proven ability to process data, conduct research, write reports and proposals, manage documents, analyze financial information, inspect properties, understand complex deal structures, solve compliance problems, and negotiate with stakeholders.
  • Must possess strong analytical skills and sound financial judgement to promote good business practices.
  • Extremely detailed organizational skills.
  • Ability to prioritize and think critically.
  • Ability to work well with people from all backgrounds and with varying degrees of experience.

Education and Experience:

  • Bachelor’s degree in business, economics, planning or related field related three plus years of professional experience in real estate; master’s degree preferred.
  • Proficient computer skills, competency with Microsoft Word, Excel and Outlook, and ability to utilize a property management software program.
  • Preferred experience with compliance and reporting to government and other entities.

Physical Requirements:

While performing the duties of this job, the employee is regularly required to: work at a stationary work space for long periods of time, with mobility to move throughout the office; use a PC, constantly reaching with hands and fingers and keyboarding extensively; work with team as frequent communication is required, including use of the telephone; be able to read and write documents in hard and electronic copy, including those requiring great attention to detail; have the physical strength and agility to handle routine office tasks and machinery. Occasional travel may be required for certain employees depending on location.
