Job description

Job Title: Construction Project Manager / Residential ADU & Prefab Housing

Position Type: Contract / Permanent

Location: San Jose, CA 95131

Salary Range: 120-150K


Job Description:

We are seeking a hands-on and highly organized Construction Project Manager / Delivery Manager to oversee residential, ADU, and prefab housing projects from kickoff through final delivery. This role will coordinate closely with superintendents, subcontractors, vendors, design, permitting, procurement, and internal teams to keep projects on schedule and ensure successful field execution. The ideal candidate is construction-literate, proactive in resolving issues, and comfortable bridging the gap between office planning and field operations.


Responsibilities:

  • Own end-to-end project coordination for residential, ADU, and prefab housing projects from project kickoff through final delivery.
  • Coordinate construction activities across superintendents, subcontractors, vendors, design, permitting, procurement, and internal project teams.
  • Manage project schedules, construction milestones, site readiness, inspections, installation timelines, and issue escalation.
  • Work closely with superintendents and field crews to track progress, resolve issues, and maintain execution quality.
  • Communicate directly with subcontractors and construction partners to align scope, timelines, responsibilities, and deliverables.
  • Identify and escalate construction risks, including site conditions, utility issues, inspection delays, subcontractor gaps, and change-order risks.
  • Serve as the bridge between office planning and field execution.
  • Maintain accurate project documentation, meeting notes, action items, schedules, and status updates.
  • Provide clients with accurate construction progress updates and help manage expectations.
  • Develop repeatable construction coordination processes, SOPs, checklists, and reporting routines.
  • Visit job sites across the Bay Area as needed to support project execution.


Requirements:

  • 5+ years of experience in residential construction project management, construction coordination, construction operations, ADU, modular, prefab, or related building environments.
  • Strong understanding of construction sequencing, site coordination, subcontractor management, inspections, and field execution.
  • Experience coordinating with superintendents, GCs, subcontractors, vendors, designers, and permitting teams.
  • Proven ability to manage multiple active projects while maintaining strong schedule discipline and follow-up.
  • Strong problem-solving, issue-resolution, escalation, and communication skills.
  • Fluent English communication skills required to coordinate project requirements, construction documentation, safety procedures, and deliverables with internal teams, clients, contractors, and field personnel.
  • Spanish proficiency required to effectively communicate project requirements, schedules, site instructions, and construction updates with Spanish-speaking field crews and subcontractors.
  • Experience with ADU, prefab, modular, or residential infill projects is highly preferred.
  • Bay Area residential construction experience is preferred.
  • Experience working with Mexican or Latin American construction teams is preferred.
  • Experience with construction scheduling, CRM, project management, and reporting tools is preferred.
  • Ability and willingness to visit job sites across the Bay Area as required.
  • Previous experience as a Construction Project Manager, Assistant Project Manager, Superintendent, Field Coordinator, Construction Operations Manager, or Delivery Manager is preferred.
