Job description

Job Summary:

The Preconstruction Manager role is responsible for project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality standards during project pursuits. The Preconstruction Manager’s responsibilities span a broad spectrum, covering all areas of preconstruction management, including Project Planning, Estimating Review, Pursuit Strategy, Proposal Generation, Internal/External Collaboration, and Precon Project Management.

Duties & Responsibilities:

• Perform a key role in project planning, budgeting, and identification of resources needed.

• Assume the lead with confidence on all assigned projects.

• Implement project work plans and make revisions when needed.

• Troubleshoot project issues and offer solutions on how to act and resolve.

• Communicate effectively with Subcontractors, Suppliers, and Internal Groups responsible for completing various phases of the project.

• Review of the Request for Proposal and Project Manual. Provide feedback to leadership regarding requirements and items of concern, identify key risk factors, and potential project pitfalls.

• Review the Prime Contract, Subcontract, labor requirements, site requirements, general conditions, and all similar requirements delineated in the documents.

• Serve as the main point of contact with Subcontractors for field construction-related issues during the preconstruction phase.

• Collaborate with the Subcontractors to develop proposals.

• Prepare installation Scopes of Work (SOW) to include with Dant Clayton proposals.

• SOW’s shall include all elements of construction, including site requirements, schedule, phasing/sequencing, constructability, logistics, and manpower.

• Maintain strict adherence to budgetary guidelines, quality, and safety standards.

• Periodically inspect construction sites during preconstruction.

• Identify elements of project designs and construction that may potentially give rise to disputes and claims.

• Review contract documents during the pursuit phase, when available, to identify key risk factors both contractually and from a construction perspective.

• Assist with presentation preparations (AIA and others).

• Generate initial project schedules in coordination with field operations

• Other duties as assigned


Requirements:

• Bachelor's degree in civil engineering/construction management or similar field; advanced degree preferred.

• Must have a minimum of five years of preconstruction experience.

• Experience in the construction/manufacturing industry is highly preferred.

• Passion for participating/leading a team that secures new business via a collaborative approach with design, engineering, operations, and project delivery.

• Must have proven contract review and negotiation experience.

• Must have hands-on experience with sequencing and phasing on construction projects.

• Must have the ability to effectively analyze and assess site conditions.

• Must have experience with sales and possess strong customer-facing capabilities.

• Excellent communication skills.

• Good understanding of the design/build process.

• Ability to plan and organize a team effort.

• Must have excellent overall computer and information technology skills.

• Must be customer service oriented with the ability to thrive in a team environment.

• Good client management and goodwill-building ability.

• Effective time management and logical decision-making ability.

• Capacity to handle pressure and consistently meet deadlines.


Physical Requirements:

• Prolonged periods sitting at a desk and working on a computer.

• Ability to travel as needed, including driving and/or flying.

• Ability to safely navigate through construction sites.

• Must be able to lift 25 pounds at times.
