Job Summary

The Director of Preconstruction - Mission Critical Projects; leads pre-construction efforts with a focus on estimating and procurement, driving early alignment across stakeholders and vendors.

This role is the front-end strategist for Mission Critical projects (wet and dry utility installation) - requiring precision, speed, and cost clarity. Success demands deep experience in takeoff, scope analysis, procurement timelines, and commercial risk review.


Responsibilities

ESSENTIAL FUNCTIONS: 

Estimating and Pre-Construction:

  • Lead estimating efforts for Mission Critical proposals, including reviews of RFQs, drawings, and owner requirements.
  • Develop cost breakdowns for civil, electrical, and structural scopes.
  • Analyze plans with construction leads for constructability and scope gaps.
  • Support design reviews to inform estimate accuracy and scheduling.
  • Integrate production rates and lessons learned into estimates.

Procurement and Vendor Engagement:

  • Plan for long-lead procurement items early in pre-construction.
  • Structure bid packages and align vendor scopes with procurement teams.
  • Monitor material and labor pricing, especially in volatile categories.
  • Develop procurement strategies for hand-off to operations.

Project Readiness and Internal Hand-off:

  • Coordinate estimating and procurement documentation for execution teams.
  • Lead development of project schedules and internal launch meetings.
  • Track KPIs for planning vs. actuals in cost, time, and subcontractor performance.

Pre-Sales Support and Proposal Development:

  • Support Business Development in reviewing RFPs and qualifying opportunities.
  • Develop proposal content including bid schedules and execution narratives.
  • Attend pre-bid meetings and site walks to inform estimating approach.
  • Align with engineering and estimating to shape pricing strategies.
  • Serve as technical support during shortlist interviews.

Qualifications

DESIRED MINIMUM QUALIFICATIONS: 

  • Bachelor’s degree in engineering, Construction Management, Business, or a related field and/or 7+ years of experience in project planning/scheduling, with at least 3 years in management or a leadership role.
  • Proven experience with data center construction projects.
  • Proficient in planning and scheduling software (e.g., Primavera P6, MS Project, Bluebeam, Navisworks).
  • Strong understanding of construction methodologies, project lifecycles, and contract structures.
  • PMP or CCP certification is a plus.
  • Occasional travel to project sites or vendor locations (10-20%).

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, copiers, and scanners.
