Job Description โ€“ Marketing Manager

Ascentia Real Estate Holding Company owns and operates 40 manufactured housing communities across seven states, providing more than 3,000 high-quality manufactured homes to working families across the U.S.

We are seeking a Marketing Manager to oversee marketing strategy and execution across our portfolio. This role is responsible for digital marketing, lead generation, brand management, marketing analytics, community support, and vendor relationships, with a primary focus on increasing occupancy and strengthening Ascentia's communities and brands.

What You'll Do
  • Develop and execute marketing strategies for 40 Ascentia communities to increase leads, occupancy, and brand awareness.
  • Manage SEO, PPC, META advertising, social media, and online listings while tracking campaign performance and ROI.
  • Manage the marketing budget and recommend spending based on performance and community needs.
  • Oversee 40+ community websites, Facebook pages, and individual community brands.
  • Support Community Managers with local marketing strategies, advertising, materials, and available home promotions.
  • Lead reputation management through Google Business.
  • Manage relationships with key marketing, advertising, and technology vendors.
  • Analyze lead generation, leasing traffic, occupancy trends, and other marketing KPIs.
  • Work directly with the Vice President of Operations on marketing strategy, annual goals, budgets, and reporting.
  • Lead monthly marketing meetings and provide training support to Community Managers and Home Office employees.
  • Create and maintain marketing materials while ensuring consistent branding across the portfolio.
  • Support Resident Screening compliance requirements across seven states.

Requirements
  • Strong knowledge of digital marketing, including SEO, PPC, META Ads, social media, and lead generation.
  • Ability to analyze marketing data, campaign performance, budgets, ROI, and ROAS.
  • Strong project management skills with the ability to manage multiple properties, campaigns, and deadlines.
  • Excellent written, verbal, presentation, and training skills.
  • Strong eye for branding, design, and customer-facing content.
  • Proactive, organized, and comfortable working independently while collaborating across departments.
  • Property management, real estate, multifamily, manufactured housing, or other multi-location marketing experience strongly preferred.
  • Some travel may be required.

  • Experience supporting multiple locations, properties, or brands is a plus
