Job description

The Regional Manager isdirectly responsible for management and supervision of an assigned portfolio ofproperties, including but not limited to, supervision of the generaladministration and maintenance aspects of property operations.

SpecificDuties and Responsibilities

o  Overseethe management of a portfolio of properties

o  Superviseon site staff including hiring, disciplinary and termination decisions

o  Coordinatewith Site Managers to develop marketing and leasing strategies

o  Trainand motivate staff to ensure excellent customer service

o  Ensurestaff compliance with company policies and procedures

o  Communicatewith Site Managers daily

o  Fileinsurance, Workmanas Comp claims for properties (if needed)

o  Rentjournals keyed daily

o  Consultwith regulatory agencies on site reviews/inspections

o  Handletenant complaints

o  Completedelinquency and vacancy reports

o  Approveand sign vendor bills

o  Completereserve requests and send to RD

o  Updatemanagement plans

o  UpdateAFHMP as needed

o  Maintainproperty management folders

o  Fulfillreporting requirements for regulatory agencies, owners, and/or syndicators  

o  Sendcopies of bank statements to RD, LIHTC, and others as needed

o  Preparebudgets, transmit, and mail to RD

o  Communicatechanges to properties (e.g. budget, rent changes, tenant income) and ensuretenants are made aware

o  Sendapproved budgets to Certifications Dept.

o  Attendinspections and reviews when possible

Knowledge/SkillsPreferred

o  Highschool diploma or equivalent

o  Experience (2+ years preferred) inLIHTC property management  

o  Knowledge of Microsoft Office andProperty Management software (e.g. Yardi).

o  Demonstrate ability to multi-task and meet various deadlines

o  Good written and verbal communication skills

o   Exceptionalscheduling and organizational skills

o   Teamplayer with a strong work ethic and ability to interact with a wide variety ofpeople

o   Abilityto solve problems involving tenants, personnel, emergency situations whileremaining calm, rational and professional.
