Apartment Maintenance Service Technician

Key Responsibilities
  • Perform daily maintenance and repairs across apartments, buildings, grounds, irrigation systems, and common areas
  • Complete all service requests within one business day, when possible
  • Oversee turnkey work in vacant units, including debris removal, repairs, painting, lock rotation, and inspections
  • Coordinate with vendors for carpet, floor, and housekeeping needs
  • Keep the maintenance shop neat, organized, inventoried, and fully stocked
  • Participate in a 24-hour on-call rotation for emergency maintenance requests
  • Provide technical support for all mechanical, electrical, HVAC, plumbing, carpentry, appliance, and irrigation systems
  • Ensure compliance with Fair Housing regulations and company policies
  • Conduct scheduled preventive maintenance on buildings, HVAC, equipment, leasing offices, and laundry facilities
  • Maintain and repair swimming pool equipment, including seasonal opening and closing
  • Perform interior and exterior painting, including parking lot striping, curbs, handrails, and other surfaces
Qualifications
  • HVAC or EPA certification preferred
  • Pool operation and maintenance experience preferred
  • Minimum 3 years' maintenance experience in a multifamily or similar setting
  • Strong knowledge of appliance repair, HVAC systems, electrical, plumbing, carpentry, and irrigation
  • Willingness to work as part of an on-call rotation for 24-hour maintenance needs
