Job Summary:

The Project Manager oversees the planning, execution, and close-out of construction projects, ranging from standard mobile or modular building placements to complex turnkey permanent modular construction projects. This role is responsible for ensuring projects meet design requirements, schedules, and financial objectives while maintaining high-quality standards. The Project Manager directs day-to-day operations, manages stakeholder relationships, and resolves escalated project issues to ensure timely and successful project delivery. As a key leader, the Project Manager supervises project teams, reduces risk/ liability, and drives operational improvements to achieve profitable project outcomes and satisfied clients.

Salary: $100,000 - $110,000 DOE

Essential Functions:

  • Manage healthy client relationships.
  • Collaborate with Sales and Estimating to develop bid strategies and accurate project pricing
  • Ensures compliance with the company’s Standard Operating Procedures, and holds all direct reports accountable to the same standards
  • Develop and manage comprehensive project plans, schedules, and budgets to meet organizational objectives.   
  • Review and approve submittals from subcontractors, coordinate with architects, engineers, and clients to ensure compliance with project plans and specifications.  
  • Manage project change orders, including pricing negotiations and documentation.  
  • Maintain clear and consistent communication with all project stakeholders, including clients, contractors, subcontractors, and internal teams.  
  • Supervise project teams, providing direction to ensure compliance with quality, safety protocols, performance standards and monitor adherence to best practices.  
  • Possess a basic understanding of construction contracts and how to mitigate contractual risk.
  • Monitor project milestones, track progress, and prepare technical status reports.  
  • Analyze project metrics to identify inefficiencies and propose operational improvements and cost-saving measures.  
  • Oversee the preparation and distribution of project close-out documentation, including Operations & Maintenance manuals and warranty documentation.  
  • Provide accurate financial information via the ECAC process and coordinate with the Project Accountant on subcontractor billings, pay applications, and milestone billing processes.  
  • Interpret project plans, specifications, Geotech reports, and other documentation to guide construction activities.  
  • Manage vendor relationships, ensuring timely delivery of materials, and compliance with project requirements.  
  • Lead internal hand-off meetings and collaborate with Sales and/or estimating to provide accurate material costing proposals.  
  • Facilitate conflict resolution between clients, contractors, and subcontractors.  
  • Support cross-functional initiatives to improve company processes.  
  • Mentor and train junior staff, including Project Coordinators and Superintendents, to build team capabilities.  
  • Contribute to strategic planning and process improvement initiatives within the Construction Services department.
  • Facilitates post-project reviews to analyze job cost performance and identify process improvements.
  • Oversees staffing and personnel matters for direct reports, including participation in hiring, performance management, and general leadership responsibilities.
  • Manages and directs factory coordination following project handoff, including plan reviews, customer redline responses, and ongoing communication with the factory team

Required Qualifications:

  • Education: Bachelor's degree in Construction Management, Engineering, or a related field; equivalent experience may be considered.
  • Experience: Minimum of 5 years of experience in project management for commercial construction projects.
  • Certifications/Licenses: Valid driver’s license required. OSHA 10
  • Skills: Excellent organizational and communication skills; proficiency with Microsoft Office Suite; ability to read and interpret project plans and specifications with the ability to problem solve efficiently 

Preferred Qualifications:

  • Experience with mobile and modular construction projects.
  • Familiarity with Bluebeam Revu, Microsoft D365, Procore, or similar software.
  • Knowledge of prevailing wage compliance, construction insurance, and cost coding.
  • OSHA 30 Certification
  • Familiarity with interpreting and negotiating construction contracts

Working Conditions / Physical Requirements:

  • Primarily office-based with frequent travel to construction sites.
  • Standard business hours with occasional flexibility based on project demands.
  • Must be able to sit for extended periods, use a computer, and occasionally lift up to 25 pounds.
  • Must be able to navigate construction sites, including uneven terrain and active work zones.
