We are looking for an experienced real estate management professional to join our team in the role of General Manager for Pike & Rose retail. The preferred candidate will possess excellent experience in property management, facility operations, tenant engagement, marketing, and project initiation. The position is based in North Bethesda, Maryland at Pike & Rose and will be responsible for providing support and direction for the day-to-day operations of a complex mixed-use property. The General Manager will oversee and supervise the in-house and contracted departments to ensure property goals are achieved. 


  • Manage day-to-day operations of the development, ensuring that a premier mixed-use environment is maintained and that the appearance and physical aspects of the property meet Federal’s established standards through routine site and safety inspections.  
  • Manage property personnel including Administrative Assistant and Engineers, as assigned.
  • Manage day-to-day operations in the assigned portfolio, including but not limited to facility maintenance and preventative maintenance programs, landscaping, trash removal, contracted janitorial services, contracted security services, plumbing, roof, utilities, and mechanical, Iife safety and energy management systems.
  • Oversee parking operations, including tenant parking, visitor parking, and special event parking operations as well as garage operations in partnership with the Senior Property Manager-Office.
  • Oversee attainment of budgeted revenue, operating expense, NOI, and cash flow goals by analyzing and evaluating financial statements, reconciling statements against approved budget, and working with the Accounting/Finance and others to address and resolve any projected gaps in financial performance for the properties.
  • Enhance and elevate the consumer experience through regular assessments of the property condition. Ensure issues are addressed immediately, and expectations are met.
  • Manage the HOA and REA agreements.
  • Identify and recommend capital projects and manage project contractors and subcontractors from the bid phase through end of contract.
  • Oversee work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs to determine appropriate scope of services for the property, bidding and negotiating contracts, monitoring progress, and approving invoices.
  • Develop and maintain positive retail tenant relations by meeting with tenants on a regular basis. Resolve tenant issues that occur and serve as the primary point of contact for all merchants’ daily operating needs including general maintenance, lease issues, trash concerns and parking management.
  • Prepare the annual operating budget and quarterly budget reforecast reports for the properties, and manage operating expenses, within or below budgeted levels. Work with property accountants to prepare monthly variance reports and finance team to forecast property level cash flows accurately for corporate planning and analysis.
  • Manage invoice processing, coding, and payment ensuring invoices are paid on time.
  • Collaborate and establish strong working relationships with key stakeholders including Marketing on the coordination of property events, Tenant Coordination to expedite completion of landlord work and delivery of spaces to tenants, Senior Property Manager- Office to best integrate and managed shared buildings, parking, and building systems, and appropriate key civic and community leaders to ensure positive benefits for the property.
  • Assist the Regional General Manager and SVP, Asset Management with financial and capital management, fostering relationships both internal and external to the Company and support strategic initiatives to drive revenue and reduce expenses.
  • Complete special projects as assigned.

  • 8+ years of experience in commercial real estate property management; previous roles should encompass at least 5 years of progressively expanding responsibility in P&L management, vendor contract oversight, and other key real estate functions.
  • Bachelor's degree in business administration, real estate, or a related field.
  • Must possess ownership mentality which involves adopting a long-term ownership perspective in all aspects of the role.
  • Must be capable of maintaining P&L ownership and accountability while pursuing well-defined objectives and strategies for achieving long-term goals.
  • Proven track record of leadership, fostering high-performing teams, and cultivating a culture of success and profitability.
  • Demonstrates adeptness in collaborative, cross-functional, and resourceful operations.
  • Takes initiative, motivates others to align with project vision, and inspires confidence, energy, and trust.

Salary Range: The typical total compensation range for this role is $145,000–$160,000 per year plus bonus. To ensure a fair and competitive offer, we take into account your job-related skills, experience, relevant trainings, and certifications.
