Summary: The Maintenance Technicians work under the direction of the Maintenance Supervisor and the General Manager.

Schedule:

Monday through Friday from 8:00 am - 5:00 pm


Essential Job Duties and Responsibilities:

General:

  • Maintain, repair, and install equipment as required for routine maintenance, emergency repairs, or upgrades.
  • Respond to work requests as assigned by the Maintenance Supervisor. Work requests include but are not limited to painting, carpentry, painting road lines, sewer backups, broken pipes, cement work, signs, holiday lighting, etc.
  • Once work orders as assigned by the Maintenance Supervisor have been completed, add notes to the database, record hours, and close out work requests.
  • Assist the porter when needed in the set-up of rooms for meetings and special events.
  • In partnership with the porter, ensure the clubhouse and facility are locked and secure for the evening.
  • Provide the Maintenance Supervisor with a list of supplies and/or tools that need to be ordered.
  • At the direction of the Maintenance Supervisor, purchase and pick up supplies when needed.
  • Cement repairs and adherence to the preventative schedule, identifying and repairing trip hazards.
  • Hand and guardrail maintenance, repairs, and adherence to the preventative schedule, identifying and replacing wood railing with wrought iron.
  • Attend safety meetings.
  • Participate in an OCA Maintenance training program.
  • Special projects and tasks as assigned by the Maintenance Supervisor or General Manager.
  • Practice and adhere to Keystone’s Core Values, Mission, and Vision.
  • Any additional job duties as required by the supervisor.

Lighting:

  • Install new lighting: 12-volt LED Ballasts, transformers, wiring, etc.
  • Replace light bulbs.
  • Repair electrical shorts.

Water Lines-Sewer Lines:

  • Camera inspections, excavates, and prepares for liner installation.
  • Installation of perma-liner as determined by Maintenance Supervisors' preventative maintenance schedule.
  • Install a double sweep sewer cleanout as determined by the Maintenance Supervisor's preventative maintenance schedule.
  • Camera sewer line for any problems and tag cleanout that has been perma lined.
  • Respond to sewer backups.
  • Repair leaks and broken pipes associated with the domestic water lines.
  • Test homes for leaks and water pressure.
  • Investigate water leaks and take appropriate action to correct the issues.
Requirements:

Qualification Requirements:

  • Must possess a valid Driver’s License and maintain a clean DMV record.
  • Must have reliable transportation and the ability to drive to and from communities.
  • Skilled and comfortable in working with a diverse group of homeowners, homeowner volunteers, and staff members.
  • Knowledge and ability that requires basic plumbing, electrical, and welding skills.
  • The skills and knowledge to effectively camera scope drain lines and, where necessary, clear lines.
  • Ability to dig trenches.
  • Repair outdoor lighting and wiring as needed.
  • Basic construction knowledge in order to make wood repairs.
  • Painting skills.
  • Basic computer skills in order to learn and use the AppFolio database and Microsoft Outlook.
  • Able to pass a background check.


Education and/or Experience:

  • High school diploma or GED required.
  • Trade school or some college courses.
  • 1 year of related work experience.
  • Ability to interface and communicate with a diverse community.
  • High level of integrity and the ability to function in a team atmosphere.
