MAINTENANCE TECHNICIAN
JOB SUMMARY:
The Maintenance Employee will be supervised by the Director of Engineering and Transportation Services. The Maintenance Employee assists with repairing and maintaining all residential housing units, and program and office sites.
Non-Exempt Position.
DUTIES AND RESPONSIBILITIES
Assists the Director of Engineering and Maintenance Services with repairing and maintaining all residential units and office sites, including but not limited to timely replacement of air filters, cleaning out dryer vents, changing light bulbs, checking smoke detectors for proper operation, etc.
Assists the Director of Engineering and Maintenance Services in performing regular inspections of all residential units and office sites to ensure that all qualities of each site are adequate and in compliance with local and/or state ordinances.
Assists the Director of Engineering and Maintenance Services to ensure that fire extinguishers at all residential units and office sites are updated and services on an annual basis by a local fire safety agency that is licensed to provide this type of service.
Assists the Director of Engineering and Maintenance Services to ensure that all HUD-assisted residential units comply to all physical safety regulations imposed by the US Department of Housing and Urban Development, including but not limited to ensuring that no water leaks or electrical hazards are present, determining that all appliances are in proper working order, ensuring that interior and exterior pathways are safe and free of obstacles.
Assists the Director of Engineering and Maintenance Services in the timely completion of paperwork related to maintenance mandated by management including but not limited to maintenance need requests, Move In/Move Out, and Annual Inspection forms.
Assists the Director of Engineering and Maintenance Services in collaborating with other local entities with regard to providing any necessary specialty repairs to residential units and/or office sites.
Promotes and protects consumers rights, especially the right to freely make and express preferences in choices regarding their daily living and care, as long as such rights/choices are not detrimental to consumers well-being.

QUALIFICATIONS:
Required: High school diploma or GED; 3 to 5 years experience working in the capacity of maintenance repairs and must have a valid Drivers License. Must have a general knowledge of methods of repairs for HVAC, electrical, plumbing and carpentry for residential and office settings. Must be able to perform all requisite job duties and work under the direction of the Director of Engineering and Maintenance Services. Must have excellent customer service. Prior experience working for people with disabilities is a plus.
OTHER KNOWLEDGE AND ABILITIES:
He/she must be friendly, caring and have good communication and organizational skills in order to prioritize duties and meet deadlines as they arise. He/she must have a personal vehicle and a valid Georgia drivers license. He/she must have a working knowledge of the Arc of SWGAs Mission and Vision as well as the agencys programs and services. He/she must have a knowledge and understanding of the agencys accreditation process and its value to the organization.
TYPICAL WORKING CONDITIONS:
Extensive local travel to various residential locations is required. He/she must carry a company-provided cellphone at all times. He/she must be available 24 hours a day, 7 days a week in the event of an emergency. He/she must serve on rotating on call system as needed and designated by the Director of Engineering and Maintenance. He or she must be able to lift and carry up to 50 pounds, stand 50 percent of their shift, walk 25% of their shift and bend.
