Job Title: Real Estate Field Runner - REO Occupancy Checks & Foreclosure Field Work
Location: Kansas City metro - must be willing to drive the entire metro
Job Type: Part-time, ~15-20 hrs/week - Path to more hours
Pay: Per-task fees ($20-$50 depending on task type) with a flat surcharge for properties beyond 30 miles. Typical earnings $450-$700/week at our usual volume of 15-30 tasks/week. We provide all materials (cores, locks, signs). Additional pay for licensed Missouri or Kansas agents. The full pay schedule will be reviewed with the candidates we interview.
About the role
This is a critical role in our REO (Real Estate Owned) and foreclosure business. We need a dependable, extremely detail-oriented person who can drive the entire Kansas City metro, complete REO field tasks to strict client specifications and on tight deadlines, and handle occupancy checks on foreclosed properties - which sometimes means knocking on doors and having short, professional conversations with people who are not happy to see you.
This work is the lifeline of our foreclosure business, so attention to detail and follow-through are non-negotiable. If you are calm under pressure, take pride in nailing the details, and do not get rattled when a situation gets tense, you will do well here.

Responsibilities
What you will do
• Conduct occupancy verifications on REO and foreclosed properties - including door knocks and brief, professional conversations with occupants
• Complete property condition reports with detailed, client-specified photos and notes
• Put up and take down yard signs and lockboxes
• Rekey properties (we will train you)
• Post and deliver legal notices and documents to occupants, agents, and title companies
• Meet contractors and agents on site; occasionally stand by during sheriff lockouts or property cleanouts
• Pick up and deliver earnest money checks between the client and the title
• Complete every assignment within the client's required time window and to the client's specific reporting standards
