Job Description

The Custodial Manager is responsible for leading and overseeing all custodial and janitorial operations for assigned facilities on a part-time basis. This position ensures a clean, safe, healthy, and professional environment for building occupants, visitors, and staff by managing custodial personnel, monitoring service quality, and maintaining compliance with safety and sanitation standards.

Key Responsibilities

  • Leadership and Supervision
    • Manage, supervise, and develop custodial personnel responsible for daily cleaning and janitorial services.
    • Assign work schedules, establish priorities, and monitor staff performance to ensure service requirements are met.
    • Conduct employee training, coaching, and performance evaluations.
    • Promote a culture of safety, accountability, teamwork, and customer service excellence.
    • Assist with recruiting, onboarding, and retention of custodial staff.
  • Custodial Operations
    • Oversee daily custodial operations for offices, common areas, restrooms, conference rooms, break areas, and other facility spaces.
    • Ensure facilities are maintained in a clean, sanitary, and presentable condition at all times.
    • Monitor completion of routine, periodic, and special cleaning assignments.
    • Develop and implement cleaning schedules and procedures to maximize efficiency and service quality.
    • Coordinate floor care, carpet cleaning, window cleaning, and other specialized custodial services.
  • Quality Assurance and Compliance
    • Conduct regular inspections of facilities to ensure cleanliness standards are consistently maintained.
    • Identify deficiencies and implement corrective actions to address performance issues.
    • Ensure compliance with all applicable safety regulations, environmental standards, and organizational policies.
    • Maintain documentation related to inspections, corrective actions, training records, and operational activities.
    • Monitor proper handling, storage, and use of cleaning chemicals and equipment.
  • Inventory and Resource Management
    • Manage custodial supplies, equipment, and materials inventory.
    • Monitor usage levels and coordinate procurement of cleaning products and supplies.
    • Ensure custodial equipment is properly maintained and repaired as needed.
    • Evaluate products and equipment to improve operational efficiency and cleaning effectiveness.
  • Customer Service and Facility Support
    • Serve as the primary point of contact for custodial-related service requests and customer concerns.
    • Respond promptly to occupant inquiries and resolve issues in a professional manner.
    • Coordinate with facility management and other departments to support building events, special projects, and emergency response activities.
    • Support snow removal, emergency cleanup, and other facility support functions as required.

Minimum Qualifications

  • High School Diploma
  • At least 5 years of janitorial support
  • Secret Clearance Required

Preferred Qualifications

  • Demonstrated experience leading or supervising custodial teams.
  • Experience implementing cleaning programs, quality control procedures, and safety
  • practices.
  • Strong organizational, communication, and customer service skills.
  • Knowledge of custodial methods, cleaning techniques, equipment, and industry best practices.
  • Understanding of workplace safety requirements, including OSHA standards and chemical handling procedures.
  • Strong problem-solving and decision-making abilities.
  • Proficiency in scheduling, recordkeeping, inventory management, and operational reporting.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Strong interpersonal skills with a customer-focused approach.
