Maintenance Technician - Semi-Skilled (or Skilled) Operations 
Lake Station Community Schools is seeking well qualified candidates for potential part-time and/or full-time Maintenance Technician positions.
SUMMARY:  Keeps school buildings and grounds in clean, orderly, safe, and operational condition and tends to HVAC Systems to provide heat, cool or fresh air, and hot water for students, faculty, staff, and visitors and keeps external grounds neat, clean and safe and possess the ability to use tools and equipment necessary to carry out this job assignment.

1. EDUCATION AND/OR EXPERIENCE:  High school diploma or general education degree (GED) minimum, plus 2-3 years of experience and/or training; or equivalent combination of education and experience in facility maintenance and grounds care related fields and skills.
2. LANGUAGE SKILLS:  Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to supervisor and other employees of the organization.
3. MATHEMATICAL SKILLS:  Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
4. REASONING ABILITY:  Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.  Ability to deal with problems involving several concrete variables in standardized situations.
5. CERTIFICATES, LICENSES, REGISTRATIONS:  Possess a valid state motor vehicle operator's license.  Ability to successfully completed an Asbestos Hazard Emergency Response Act (AHERA) awareness training program; an Office of the Indiana State Chemist Commercial Pesticide and Fertilizer Applicator certification program (Category 3b - Turf Management, Category 7a - Industrial, Institutional, Structural and Health-Related Pest Management, and Category RT - Registered Technician), first-aid, CPR, Stop-the-Bleed and other training as may be assigned from time-to-time.
6. OTHER SKILLS AND ABILITIES:  Ability to operate all custodial cleaning equipment, particularly floor care equipment; ability to run and maintain snow blowers, lawn mowers and other lawn care equipment; ability to safely work on ladders, scaffolding, and lifts; knowledge in electricity (run and test circuits, etc.) plumbing, carpentry, gas powered motors, pumps, tractors, trucks, snowplowing, roofing, and blueprint reading; ability to relate well to other employees, students, parents and community members.

WORK SCHEDULE:  Monday through Friday 40-hours weekly (typical schedule 6:30 am to 3:00 pm w/half hour meal period, may vary based on needs of the employer)
                                   [regular full-time year-round 260-days.
ESSENTIAL FUNCTIONS:  Include the following and any other duties may be assigned.

1. Perform general maintenance and repairs of facilities and grounds.
2. Keep all machinery, plumbing, heating, air-conditioning, ventilation, air-handling, and lighting equipment clean, maintained and serviced.
3. Report promptly any condition that might be unsafe or decrease the efficiency of such machinery or equipment.
4. Service all lawns, playground equipment, drains, walks, driveways, and entrances, including snow removal.
5. Assist in working with carpentry, electrical, plumbing, HVAC, painting.
6. Follow established and generally recognized safety procedures.
7. Maintain a safe and clean work area during and after performing a maintenance task.
8. Maintain tools and equipment in clean, safe, and neat order.
9. Maintain regular attendance.
10. Open and close the building as directed by the principal.
11. Be on duty for the regular hours assigned and when called upon for school events outside school hours, unless excused by the school principal.
12. Report to the principal any injuries of students or others while on school property; report to the principal any damage to the building, equipment, grounds or other property of the school corporation.
13. Sweep, mop, scrub and vacuum hallways, stairs, classrooms, and office space.
14. Check boilers daily during heating season and run tests and checks as scheduled.
15. Notify the principal concerning need for major repairs or additions to lighting, heating and ventilating equipment.
16. Keep an inventory of supplies on hand and requisition needed replacements far enough in advance so that they may be delivered in such time as will not hinder the evening custodians' duties.
17. Move furniture or equipment within buildings as required for various activities as directed by the principal.
18. Comply with local laws and procedures for the storage and disposal of trash, rubbish, and waste.
19. Conduct periodic inspections and tests of all electrical installations in the school to insure their safe condition.
20. Mow lawn, trim shrubbery and cultivate flowers using hand tools and power tools.
21. Monitor, clean and maintain lunchroom as directed by the building principal.
22. Inspect roofing on monthly basis or more frequently as necessary.
23. Maintain a storage space for all stock items received from district storage cache.
24. Accurately and thoroughly enters, completes and submits preventive maintenance reports and monitors, responds to, resolves, and updates Help Desk tickets and complete other reports and documents on a timely basis.
25. It is understood that no employee has the prerogative of using or soliciting outside assistance in fulfilling his or her job responsibilities.
26. Report to the building principal and Director of Maintenance all maintenance, unsafe conditions, and areas of neglected cleanliness that cannot be resolved.
27. Perform all other duties as assigned.

METHOD OF PERFORMANCE APPRAISAL
An appraisal will be completed on an annual basis with an instrument that is in concert with the duties listed on the specification.  This appraisal has a self-evaluative component completed by the employee.  The formal appraisal will be completed by the immediate supervisor with the input of the stated designees and a final, end of the year conference will be held to discuss a summary of performance and to set goals for the coming year.
