Job description

We are looking for a reliable Maintenance and Grounds keeping Technician to assist with installation, repair, and upkeep operations of the company's mobile home community. A great Maintenance Technician will have a solid understanding of painting and drywall repair as well as carpentry and other crafts. The ideal candidate will have aptitude in plumbing and electrical maintenance/repair. Bilingual preferred.

Manufactured Housing Park Maintenance Technician Essential Functions:
  • Respond to and complete service requests in a timely manner.
  • Coordinate with the direct supervisor and team to prioritize tasks throughout the day.
  • Provide excellent customer service when interacting with residents, guests, and vendors.
  • Identify any issues regarding safety, hazardous conditions or maintenance needs in the community and correct them or report them to the direct supervisor.
  • Perform preventative maintenance on equipment within the community.
  • Work directly with leadership to ensure general work orders are completed in a timely fashion.
  • Accurately complete records in Rent Manager regarding service requests, preventative maintenance, and meter readings.
  • Perform metered utilities work as required, including inspection duties, repairs, preventative maintenance, and emergency response.
  • Perform electrical and plumbing work as required.
  • Perform pool maintenance and/or other amenities and common area upkeep.
  • Assist with grounds keeping, housekeeping, distribution of notices, property and unit inspections, and other tasks as needed.
  • Demonstrate knowledge of technical skills as it relates to property maintenance.
  • Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community.
  • Ability to work a varied schedule including weekends and holidays as required and able to accommodate an on-call schedule.
  • Assist with obtaining bids from outside contractors.
  • Assist with purchasing maintenance supplies for the property while staying within the planned budget.
  • Landscape and irrigation knowledge.
  • Maintain grounds for both Communities - Saginaw Bay City
  • Key and lock replacement.
  • Complies with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Take and address after hours emergency calls and respond accordingly.
  • Other duties as assigned by management.

Physical Requirements:
  • Will use appropriate ppe and or dress accordingly to safely work in an outdoor environment (i.e., heat, cold, damp, rain, etc.). Must maintain vigilance, and safe practices to avoid injuries (i.e., chemicals, electrical, machinery, tools, lifting, etc.)
  • Ability to lift, push and pull up to 100 pounds.
  • Ability to walk around the property several times daily - up 10 miles a day.
  • Ability to walk on uneven surfaces.
  • Ability to climb several flights of stairs several times daily.
  • Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, griping and elbow motion).
  • Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment.
  • Must be able to complete tasks wearing appropriate safety equipment (i.e., goggles, masks, gloves, etc.)
  • Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, etc.
  • Must be able to apply common sense understanding to carry out instructions and plans.
  • Deals with standardized situations with occasional or no deviations from standard procedures.
  • Requires public contact and excellent interpersonal skills.
  • Will be exposed to some low-level noise when using power tools.
  • Hazards can be minimized with proper lifting techniques, SDS and general safety training, and wearing of proper safety equipment.
  • Attendance and punctuality are essential for success in this position.
